Many, many nights laying there next to my wife, shaking instead of sleeping. The feeling of abject failure and the loss of so many years of work and dreams. My initial mind set when I got behind on my mortgage was “I didn’t pay and I deserve to get foreclosed”. It certainly is a pretty straight line to that opinion. And you can rest assured that the so called judges in the Foreclosure Court, who are appointed, not elected, by and large believe this is true too. The long process of defending ourselves from the loss of our family home, which was the repository of every bit of our income (beyond consumables) for most of our lives, was an eye opening experience and some hard lessons about the law and in particular lawyers. Lots of lawyers will line up to take your money, and as much of it up front as they can get you to pay. I have more than several acquaintances who paid eight thousand, ten thousand dollar retainers. This was quickly burned up on ticky tack back and forth with the bank/servicer and then they lost their homes. One leader in my scout troop found out she was going to auction 7 days before it happened and her family of 5 had to move in with her mother in law. I’m here to tell you what you need is a Knight. On a Crusade. And that is who Margery Golant is to her clients. When she says: “I am personally disturbed to see consumers being taken advantage of…” she really means it and I have seen it many times in our long and SUCCESSFUL battle to not be foreclosed. Ms Golant had 3 judges disqualified from our case for public comments they had made that clearly showed the bias so prevalent in Foreclosure Court. She had our case removed from the Foreclosure division and put in Civil, where the judges answer to the voters, and care that the decisions they make are legally valid. She had the Service of the foreclosure thrown out 6 times. She fought a brilliant war of counter tactics and strategy that went on for well over 9 years. It seems crazy looking at it written here. Meanwhile my kids grew up in their home and thrived. Words can’t express our gratitude and if you are in this terrible situation, believe a survivor that this is your best choice for representation.

I am personally disturbed to see consumers being taken advantage of by deep pocket corporations. It occurs far too frequently. For that reason, I aggressively work to defend consumers who are being mistreated by some of the largest, most powerful, and best-funded corporations in the world. I am personally involved in every case and treats each one as if it were my own.

I am a former judge, and so have gained a unique and valuable perspective in the view from the Bench, which provides a greatly expanded understanding of how to approach issues and be persuasive to the court.

I am called upon to help to train other attorneys and law professors, and was privileged to be invited to Washington, DC to testify before the U.S. Congress Judiciary Committee subcommittee regarding the foreclosure situation.

I am one of a very small group of attorneys in the U.S. who is deeply versed in mortgage and foreclousre law and who truly understands the mortgage servicing industry. Because the mortgage servicer is the real player where your loan is concerned, it is criticial to understand how they think and what we can do to make them behave more reasonably.

Because of my work on behalf of Florida's borrowers and consumers, I was honored to be awarded Consumer Protection Attorney of the Year by the Consumer Protection Law Committee of the Florida Bar.

I have been widely quoted by national and local media concerning mortgage foreclosure and other consumer financial issues (Wall Street Journal, Washinton Post, National Mortgage News, Sun-Sentinel, Palm Beach Post).

There are many attorneys currently holding themselves out as foreclosure defense attorneys, but sadly, few of them really know what I know. Because of my particular skill set, I have saved many hundreds of homes and achieved soft landings for Florida borrwers.

I can't begin to express how highly I regard this amazing attorney and person and true gratitude to Margery Golant and her office and assistant. She is far and above, the most compassionate, KNOWLEDGEABLE, and competent attorney I have ever spoken to and had the pleasure and luck of finding. The mere thought of pleasure and attorney often don't coincide in the same sentence-- by mere nature of the circumstance needing an attorney-- but Margery is a rare breed!! I have had my share of litigation under the most stressful circumstances recently,and I had given up all hope of finding a TRULY knowledgeable and COMPASSIONATE attorney. I contacted the Law Office of Margery Ellen Golant for a Foreclosure problem with my HOA, Since the moment I called I got a great response from the operator and within an hour I got in touch with Margery through Nancy her personal Assistance (Since Margery was in Court). Margery told me what I needed to hear, and even though I was too late to do anything on my case, I really appreciated her help and prompt response. THIS ATTORNEY REALLY UNDERSTANDS AND HELPED ME

Before I hired Attorney Golant, I spoke to a number of attorneys, none of whom gave me a clear picture of my situation or of a coherent strategy to help me. When I sat down with Attorney Golant, she asked me dozens of questions in order to completely understand all the twists and turns. Then she began explaining in detail what she thought could be done and how it could be done in a way none of the other attorneys did. Mortgage Escrow Dispute

After she responded to my post on the Avvo site, I verified on the Florida bar website to make sure she was actively practicing law and then I called her office . She was very knowledgeable with my unique situation and gave a full 30 minute consult. At no point did she sound discouraged or eager to hang up like some other attorneys. I could tell that she takes an interest in each case because she was actively searching for answers during the consultation on my deed, mortgage, and county websites. I marked this review anonymous because I'm actively working with my mortgage company on my dispute.

foreclosure

Totally satisfied with her comments/advise in my foreclosure case, that already has a total of 7 and 1/2 years. Even sometimes Is hard to agree with her opinion (Im not a lawyer) law as far as know is also a mater or interpretation not only by the counsel but also by the judges.

Exceptional attorney

In my opinion she is the finest foreclosure attorney on Avvo. I wish I could afford to have her represent me, but unfortunately that is not the case. I have read her advice to many and it is apparent that not only does she know the law but she recognizes the situation with the district courts here in Florida. Can I go to jail or be fined?

Ms. Galant is the only lawyer that gave me concise, but thorough and complete in formation . She's awesome and I only wished she was closer in distance. I highly recommend her and her expertise!

Real estates

I haven't talked to this attorney. My major concern was about Real Estate law issue; zoning and grandfather clause also called non conforming and most of the Attorney from California has avoided the answer. Very sad. There are lawyers they knew what I was talking and even gave them a article about grandfather clause or non conforming reference as a black and white...issued by the state of Kentucky; 100.253, they are more concern about money making brain business instead to help here , They should not suppose to be here at all. regretfully to mention. I am extremely puzzled by this comment. I do not practice in the area of zoning law. I do not practice in California or Kentucky. I go very far out of my way to be of assistance to people who ask for my help. Apparently in addition to being angry at me for reasons I know nothing about, this person is angry at most of the attorneys in California.... It is always frustrating to me when someone would rather be hostile and critical than constructive. However, since I have never represented this person or "handled his business matter" as he claims, have never spoken to him (as he admits), and have no idea what he is talking about above, I cannot respond further.

She is the BEST!

Margery Ellen Golant is extremely knowledgeable, trustworthy and kind. I have never met a lawyer this good...and believe me I have had to deal with a great deal of lawyers throughout my life. I think that what I like the most about her is her compassionate nature and willingness to give back to the community by providing advice to those who have no money to pay for a lawyer of her competence. Foreclosure Foe

We were screwed over by a company that guaranteed they would work magic...They sucked. Margery is the best lawyer EVER...takes a real interest in your case and knows how to fight. She also has more knowledge and passion about foreclosures than anyone...period.

HOA maintnance dues information

I have brought up a tough case to almost 20 realestate and forclosure attorney's in the past week to get an advice , Margery Ellen Golant was the ONLY attorney who took time to look at this issue, and answered every issue arising from this difficult matter, even all other attorney turned away from such case.I will definitly recomend her to anyone seeking excelence and dedication to their issue.

She is a rockstar !

We spent months trying to understand the mortgage mess, were getting more confused by the day, hearing and reading conflicting things, being jerked around by our mortgage company. Mrs. Golant listened to every word we said, then explained everything. When she was done, it all made sense. Unbelievable ! We were so glad to finally understand ! It is impossible to make good decisions when we didn't really understand why things were happening and what we can do about it. She really does know what is happening and what to do about it !!
