Trusted advisor for landlord/tenant issues

Mr. Krieger did an outstanding job helping me understand the terms of my lease. His help assisted me in making decisions with long term implications for my rental relationship. I would highly recommend him to anyone working through the landlord/tenant process.

Splendid!

The title of my review is enough to indicate the satisfation that we received from Steve's legal services. I thought of using 'wow', but that might mean either way. So, the clear positive title. But I digress. Background: we live in NJ and have an investment home in VA; had an issue simmering... with the tenant that was threatening to esclate to a more serious and stressful level. We felt at our hearts that we were not wrong and had proof that we did everything we could to address the unfortunate situation that the tenant faced for a few weeks. Just as it was about to get worse, we decided to check with Steve and are so glad we reached out to him. From the first complemntary call - we never saw him or had to drive down - he put our minds at ease and laid out the options we had and their respective pros and cons. He also mentioned the fees for each option if we proceeded to engage him and asked us to first attempt something on our own before going thru him. We thanked him and followed one of his suggestions. Situation defused but got messy the following month when the tenant wanted a new credit based on a new hospital expense. She also hinted that she had also spoken to a lawyer, who felt that she had an extremely strong case. We promptly reached out to Steve and engaged him by paying a retainer. Steve was extremely thorough and prompt in responding to our emails/calls. He suggested the best course of action, which was both a compromise and a small credit to the tenant but involved her signing a declaration that she can no longer come to us for any future claims however damaging that might be. Tenant agreed and signed. And get this: Steve emailed us a check later for nearly 25% of our payment and informed us that the total time he spent on our calls/emails and preparing the letter was less than what he anticipated. You can now see why Steve will always be the first attorney that I will reach out to for ANY real estate legal issues. HIGHLY recommend him!

Great attorney = Steven Krieger

I have been an attorney in DC for over 35 years, and used Steven Krieger on some Virginia issues. The issues related to debt collection litigation. He was first rate for me. If he was first rate for me, maybe he would also be first rate for you.

Assistance with Tenant eviction

Mr. Steven Krieger was very responsive with a very difficult eviction problem. First, he would always respond within the same business day, if not, within the same hour. We worked with previous attorneys who were not as responsive. Second, he was very knowledgeable about Fairfax County Land...lord/Tenant law. With the problem of a tenant that was not paying rent (or very slowly - up to two months behind), we were advised that there was not much we could do. Mr. Krieger informed us that was not accurate and took several immediate steps to remedy our situation. Third, Mr. Krieger also dealt with our very difficult, unprofessional Property Manager as well as the non-paying Tenant on our behalf. After a difficult year, this was very helpful. He also worked to diffuse the situation and mediate. He was reasonable in billing. The only suggestion I have for clients that need to manage costs is to request invoices against your retainer on a regular basis (which we did not and it ended up being more costly then expected). Mr. Krieger is very professional, helpful, calm, and knowledgeable. All of these qualities are necessary in an attorney representing your interests.

Debt Collection for Unlawful Detainer Without Judgment

I contacted Steve regarding the VA Statute of Limitations for collection of delinquent rent. I received a collection notice for back rent exceedingly more than the unlawful detainer. Steve did his homework to find my court info on the VA Court Info site and did not find a judgement for the amount the... collectors were asking for. His advice was simply: If the creditor or a collection agency attempts to contact me again, I should request a copy of the judgment to determine if it's valid or not. I was satisfied with his knowledge.
