As a family from another state moving to Washington State, we completely taken advantage of by a landlord. Atty. Powell advised us & we hired her and fighting back against landlord & quite interesting enough Atty. Powell is helping and getting our justice thru the courts.

I was a tenant that was being screwed and given the runaround with my landlords. I was given an unlawful eviction causing my family and I to be displaced for months. Most attorneys I called only handled landlords. I saw where Elizabeth worked with tenants. I called her office and right from the start I could tell she was going to help me. She pulls a tight ship and a very no nonsense woman. She fights for the rights of her clients and compassionate with them as they are going through a tough legal battle. She not only got my judgment vacted she fought tooth and nail to make sure I got everything that I had a legal right to have. She pointed out and challenged the wrong doings of my old landlords. Elizabeth was a GREAT advocate to me and she hung right there with me to the end. If you ever have ANY legal issue especially as a tenant. Call Elizabeth it will be the BEST choice you will ever make. You will not regret it once she is in your corner she will fight for you the very end

Elizabeth is amazing! I went through a confusing tenant-landlord ordeal (as a tenant) and Elizabeth promptly returned my request for help and guided me through. Her knowledge of tenants rights and the laws are amazing. I highly recommend!

Elizabeth was incredibly helpful and responsive right from the beginning. Even though I wasn't sure if I had a case initially, she reviewed all of my documents, spoke with me about what I needed to do next, and provided a list of resources that would help. Research is a part of my job, but I know there is no way I would have been able to track down the valuable information Elizabeth gave me that I needed to be able to stand up to my former property management company. Thanks to her, I got the resolution I wanted without having to go to court! I would gladly hire her in the future and would recommend her to anyone who needs legal help, especially in regards to landlord-tenant matters.

Ms. Powell helped my husband and me through a horrible experience by getting us the best outcome possible. She was always honest and straightforward, explaining each/every option available to us including possible repercussions. She worked with us and FOR us. Ms. Powell is an attorney I trust, would use again and highly recommend to others.

If I could give 0 stars I would. My husband and I tried to obtain services from Ms. Powell. We had a consultation and she gave us information we thought could be helpful in our case. When we asked her to represent us and work on our behalf, we never heard a response. We made multiple phone calls, left voice messages and sent many emails over the course of 3 weeks. She never responded to us again. We ultimately went with another attorney and it turns out the information she gave us was wrong. If you are looking for help in a timely and diligent fashion, look elsewhere.

There are no words to describe her, but I'll try. Ms. Powell is honest, diligent, kind, and remarkably efficacious. Her heart and soul are in her work, and she fights hard for the downtrodden. I can't begin to describe the lengths she went to help me. She's a hoot, too!

Elizabeth was awesome. She was willing to communicate with me via text and email, which is what I prefer. She handled a variety of traffic cases for my son and did exemplary service for us. She was polite and understanding with a great sense of humor. I will absolutely come back to her again if need be. I highly recommend her.

While my roommates elderly aunt was in a rehab facility her sister and her boyfriend broke into the aunt's apartment & took up residence. They caused so many issues with the neighbors that the landlord threatened to evict the aunt. I sent an email to Elizabeth Rankin Powell explaining the situation & she immediately called me & helped me complete a vulnerable adult protection order to have the sister excluded from the aunt's apartment.
She kept in touch & gave tips on how to present the case to the judge & how to make sure the sister was properly served. Her advice was extremely helpful as my roommate & I live in Oregon & were unfamiliar with Washington laws designed to protect the elderly from abuse.
Her familiarity with tenant law was also helpful as she explained to us what the landlord could and could not do with regards to the aunt. Once he knew we were working with an attorney he stopped threatening to evict the aunt & instead stepped up & helped evict my roommates sister.
Now my roommates aunt is able to return home without any worries that she will be evicted or face any further issues with her niece. Without the help I received from Ms. Rankin Powell I suspect we would not have had such a positive outcome. I highly recommend her to anyone that needs legal assistance.

Elizabeth jumped right in with both feet to help us do battle with our deadbeat landlord who allowed my family with two small children to live in a house with a completely non-functioning septic system for MONTHS. I am also an attorney, but at the time not licensed to practice in Washington State and certainly not knowledgable in this area of law. Her abiltiy to rattle off portions of the landlord tenant code by section and applicable case law was impressive and her results were as close to ideal as you can get in this situation. I cannot recommend her highly enough.
