My practice focuses on business and commercial litigation. A great deal of my work involves real estate disputes, landlord tenant disputes, construction disputes and general business disputes. I represent both large companies and small individuals. Some of my large real estate/development/construction related clients include the Benaroya Companies, Samis Foundation, Morris Piha Real Estate Services, Legacy Partners Commercial and Residential Real Estate, The Stratford Group, SRO, Schnitzer NW, Opus, Heger Architects, Forest City Residential, Tarragon and Western America.

When a client retains me to assist with a dispute, I fight to resolve the dispute in a manner that most economically benefits my client. Sometimes that involves fighting like a junk yard dog through trial. More often though, it involves being reasonable and cool headed while convincing the adverse party and his/her attorney of the merit's of my client's case. When I do my job correctly, the adverse party backs off his/her position and negotiates a resolution that most benefits my party. If I do my job correctly, we don't unnecessarily churn through thousands or hundreds of thousands of dollars in attorney's fees. My clients never say, "the only winners in the litigation were the attorneys."

Very responsive and hard working!
We recently used Scott for a very difficult eviction and he delivered terrific results. We were referred to Scott after dealing with another attorney for several months. That attorney was happy to take our money but never made any progress. Scott rolled up his sleeves and went to work as soon as we contacted him. I knew right away we had found someone who was willing to work hard on our behalf. Scott's billing is fair and he earns every penny!

He's the best!
Scott helped us with a particularly difficult lawsuit. We had never been this situation before. He understood our needs and kept the hours as reasonable as he possibly could. He truly worked FOR us, keeping our emotional state and financial goals at the forefront. We would recommend him wholeheartedly.

Great trial attorney who attains incredible results
A direct competitor to our business was posting defamatory information about our company online. Scott sued the competitor for defamation. Scott warned us all along that because we could not prove actual damages, the amount of damages awarded was completely within the discretion of the jury. He jokingly would say the jury can award you a ham sandwich and a cup of soup or $750,000. We spent seven days in trial. Scott took command of the courtroom from the beginning and maintained control throughout. In his closing argument, he asked the jury to award $750,000. He underestimated the power of his presentation of the case. The jury came back with an award of $900,000. Scott and his team are masterful at their trade. Highly recommend.

Excellent Attorney. Fights for what you want and gets you more
I would highly recommend Scott to anybody looking to litigate a complex real-estate or business issue. Not only did he excel in in all pre-trial phases, depositions, pre-trial motions, and negotiations, but when the case went to trial, he was the most prepared attorney in the room and expertly presented our case while dissecting the primary defendant. We used Scott to litigate a complex commercial real estate and defamation claim with a cantankerous neighboring business/co-tenant . The other party was trespassing on our property, bullying our employees and other tenants, and spreading lies about our company. The landlord was of no help as he was scared of the tenant, had previously lost a lawsuit against the tenant, and locked into a 10 year lease with the tenant. Scott won most of the pre-trial motions and obtained an award of sanctions against the primary defendant and his counsel. Scott vigorously tried to find a settlement, but the other party refused any reasonable settlement offer. Eventually, we were forced to try the case. In court, Scott put on an absolute show. He quickly won the respect of the judge and stood out above all the other attorneys in the room. Scott was full of energy, quick to craft arguments on the spot, and his preparation showed as he expertly navigated the complex real-estate and defamation issues. Watching Scott cross examine the primary defendant was like something out of a movie. By the time Scott was through with the primary defendant, every person in the room was absolutely convinced that the defendant was a liar and a bully. Even the bailiff and the clerk were glaring at the defendant. Going into trial, it was unclear if we would win our claims because of all the conflicting testimony. By the time Scott made his closing argument, we were sure that we had won our case. Eventually, the judge ruled in our favor on every claim, and gave us more money than we ever expected prior to starting trial. Throughout the whole process, Scott was conscientious about our expenses and always had our financial interests in mind. He pursued many different paths to settle the case, but eventually, we were forced by the primary defendant to try our case to the court. I would easily choose Scott again to try this case and fully plan on using him for any future real-estate or business disputes that we may have.

Hire Scott Weaver!
This review is long over due, Scott Weaver handled my real estate legal matters. I contacted several attorneys before him that said there was nothing they could do for me, and I thought I would never be able to move past the issue. He was absolutely amazing! He is worth every penny, and works very hard for his clients. He is most likely a workaholic, and is always answering emails when he should be relaxing! I highly recommend him.

I sent Scott a late night message with my timely situation and then called him the next morning. He directly answered (fairly uncommon with lawyers) and told me he was busy but talked for a few minutes. He then told me he would carve some time out of his day between court appearances and we talked a few hours later.

I must admit I was a little skeptical that Avvo's low cost 15 minute lawyer consult could produce much. After all, most things that sound too good to be true really are too good to be true, right? Thus I was pleasantly surprised when I got a call from Scott Weaver and he answered way more questions on way more real estate and landlord/tenant issues than I thought possible. This guy knows his stuff, and even better, knows how to communicate and tell you the things you need to know in a very effective way. Real Estate advice session
I got a call from Scott within 3 minutes of my submission. He was cordial and asked how he could help with my real estate matter, and I took him through the issue with enough background so he had the key talking points of our predicament. I asked him to be candid and to the point as I needed clear direction but more importantly to know what my options were. We covered a few scenarios and his advice was sound and he helped prevent me from doing something stupid, so I now have a clear plan on how to proceed and the call took less than 10 min. This was exactly what i needed and if I now need to proceed and require representation, I'll definitely call him and pay for his services. Thanks Scott!

Impressed with his work and super fast reply to any question / tenants eviction

Real Estate with Family Conflict
Scott represented myself and my mother in removing a vindictive lien submitted by a family member to prevent her from selling her home. Although it was not his usual land use or real estate case, Scott handled the emotional and family conflict issues professionally and was able to successfully remove all outside claims to my mother's estate.

Persistence pay's
Scott assisted me in resolving a particularly troublesome real estate dispute. In fact, a few other attorneys had previously attempted unsuccessfully to resolve the matter for me. In short, I took title to a family property and allowed a family member to occupy the property as a tenant. No good deed goes unpunished, correct? The “tenant” stopped paying rent and sued me claiming that she owned the property. Scott sued to evict her. Scott succeeded after a two day eviction trial, and Scott then successfully defeated the quiet title action that the family member had brought against me. The family member appealed the decisions, but Scott helped me successfully navigate the appeals. The entire matter was grueling and emotionally draining, but Scott successfully resolved the dispute in my favor on all fronts. This was just about a two year battle and Scott PERSISTED until we won! Scott had my back allll the way. He'd be a wise choice for an Attorney.

Trustworthy and Effective
Scott was outstanding helping us through a difficult situation with a tenant. He went over everything carefully with us explaining in detail every step of the way but was respectful to billing time. He helped us achieve an outcome that was as positive as it could be in this situation. Scott was knowledgeable and offered insight from his experience as to how to proceed.
