Excellent work by an amazing lawyer

Following a number of requests to my landlord to install smoke detectors (among other things) and a subsequent fire in the building where I was renting, I followed Ms. Powell's tenant relocation guide here on Avvo. I hesitated to contact DPD because of possible retaliation but finally submitted a co...mplaint. After looking at the building and my unit, a DPD inspector informed me that indeed there were issues. There were zoning issues, the unit had been created from a garage without a permit, and the unit was ultimately unfit for habitation; and therefore I would have to relocate. I sent a letter to the landlord requesting the amount owed, and when he balked at paying the amounts required under both Seattle Municipal Code and the RCW, the first thing I did was contact Ms. Powell -- and I am glad I did. Within a few days of Ms. Powell's demand letter and follow-up communication with my landlord's lawyer, I had a promise for a check for the full amount (plus Ms. Powell's fees) and only a few days after that I had the check itself. She handled communication with the landlord and his attorney, she kept the flames burning under their laurels, and she managed to keep both myself and the City updated with the status of my attempt to receive the required amount. It felt like had an advocate, an expert, and a personal assistant in Ms. Powell with regard to this issue. Overall, I am thoroughly impressed with Ms. Powell's work and I would not hesitate to contact her for a landlord/tenant issue in the future.

Fallen tree damaged my car parked on my designated parking space, and the HOA and the landlord says that it was the act of God

Dear Ms. Rankin Powel, Thank you very much for your straightforward and enlightening answer. The incident with the fallen three brought me to the unexplored field of the law right at the time when I am bottling the Salish Village HOA (SV HOA), and the proven sexual predators, hooker patronizers, i...nternational sex solicitors, and admitted drug junkies, embezzlers and racketeers President for SV HOA Craig Dulis and manager Carl Mason for their despicable, and I believe that in some instances even criminal activities. Their, and my landlord Chris Oppfelt’s deeds may sound almost like taken from a horror novel, but they have had really happened and are, in my opinion, well documented. If you want to know more, please read forward the brief account. All started, when shortly after my at-that-time wife, and I, have moved to the SV and President Dulis began sexually harassing her. We were mindful that he is President for SV HOA and we are “just” new tenants, but when he crossed all boundaries of acceptance, we politely showed him the door of our apartment where he was visiting us at that time. However, he was high on drugs (he told us that he took some before he came) and became raging. He physically attacked our furniture (to demonstrate how powerful he is), then threatened me by the statements that he served in the special forces and would be finish with me before I’d know, and verbally assaulted both of us. Then, we have learned that he slanders us in the SV in the obvious attempt to sanitize his creepy behavior. When we began preparing the lawsuit against him, his equally creepy buddy in numerous crimes that they previously perpetrated in SV, manager Mason sprung into action. Pretending to be our great friend and sympathizer, he intruded into our home, and used the SV resources on seducing of my at-that-time wife, and on bribing her and her parents by the large amounts of money and numerous shady services. Within next two months, in order to prevent us to file the lawsuit and deprive me of the witness if I would file the lawsuit against them on my own, those two creeps managed to corrupt her and to destroy our marriage. The McCue & Associates Inc that managed the SV at that time began afraid that the due process would reveal their mismanagement, and our equally crocked landlord Chris Oppfelt began protecting them and conspires with them as we speak. He told me that the due process would jeopardize his property value, and both he and Norman McCue attempted to coerce me to silence. They threatened me by the 30 days notice to vacate, and coerced my at-that-time wife to barratry. Being coached by them, she filed the phony petition for the bogus protective order against me, and the utterly bias Judge Harry McCarthy condescendingly accepted her obvious lies at face value. I have good reasons to not quit my lease, so in addition to their other crooked plans, they wanted to set me up for the violation of this bogus Order and use it as the pretense for my eviction. It took me over three months to have that bogus order repealed. When their plans collapsed, the landlord Oppfelt began practicing the constructive eviction and grossly interfered into my at-that-time wife’s and mine private affairs. Then, he even tried to exploit my potentially deadly medical crisis and cause my premature death. There is much more to say, but you can imagine that in such a situation your prompt and clear answer really made my day. I wish you would be my attorney in the lawsuit pending under the number 11-2-24565-9 SEA in the SC for KC, that I have filed against them as a pro-see plaintiff to not miss the statute of limitations; and also in the federal lawsuit that I am preparing against landlord Oppfelt for the gross violations of the federal laws and regulations. In the one way or the other, thank you again for your prompt help.

Best attorney on the planet! **** HIGHLY RECOMMENDED!!

I have had many attorneys in my life but NONE who was as helpful as this attorney has been to us. Ms. Powell is extremely knowledgable concerning landlord/tenant laws here in Washington State. Long story short, we had an illegal lease option agreement which we were unlawfully having to pay fees and p...enalties, losing a huge downpayment on the home, and other issues that if it wasnt for Ms Powell, would have cost us losing hundreds and hundreds of dollars more if she hadn't taken our case. She was not the first attorney we consulted, but was the first to get to the heart of the matter immediately and explain to us our legal rights in a manner which we could easily understand. After our first conversation with her, we were able to breathe a HUGE sigh of relief and knew we were in expert hands. She turns fears into hope and does it all with humor and compassion. Not sure what happened?

I started working with Elizabeth back in March, she gave us some advice that I later found out was bad? We didn't want our credit ruined, but she seemed like she didn't care, that it was going to be ruined. on April 17th we recieved our final bill from our apartment. It was outragous, so I contacted ...Elizabeth again, she again just advised us to keep track of bills via email and that she would contact us. Two weeks later we had not heard from her. I emailed, and called and left messages, nothing. I finally called once more and spoke with her assistant, she told me she would have Elizabeth call me. Elizabeth emailed me with a response that seemed as if there was no hurry. I was just trying to make sue she was going to help us is all, and that was on April 28th. I still have not heard from her,it is May 10th the deadline on the final bill, we feel like shunned.
