Eviction

My father and I had a great experience with Yousef he was always able to help with the eviction process and answer all our questions. our court date went well and we would always recommend him to anyone trying to evict a tenant

Efficient and Effective

I hired Yousef because I had a tenant who did not pay rent in May even though my property manager had reminded him repeatedly. I emailed 3 different attorneys at around midnight one night, and Yousef was the only one who had responded the next day at around 6am. I liked how he was quick to respond be...cause this issue was turning into a big headache for me and it was great to have someone work efficiently to solve my problem. I also found Yousef's prices to be very reasonable. I got a few quotes from other attorneys and their pricing was either ridiculously expensive, or too complex. This was the first time I had actually tried to do an eviction and I had a lot of questions, all of which Yousef answered patiently. Everytime I would email him with more questions or requests for updates, he promptly returned my emails. In the end, we were able to settle with the tenant and Yousef got me all my money back, along with late fees, attorney fees and an amended lease agreement. I would have never been able to get all that back if it wasn't for Yousef's help. I would highly recommend him to anyone who has to deal with an eviction case and I would use him again if my tenants ever caused another issue.

Help with tenant problem.

I was having problems with a tenant. I had rented a guest house to a renter and she ended up staying for 5 months. She had paid me for one month and lived in my guest house for another 4 months for free. I had tried to get her to leave but she would not leave. Yousef Monadjemi was referred to me ...and I ask him for his help. He got her out in 2 months when it could have taken 6 months to get her out. I was very pleased with him. He was trustworthy, knowledgeable, always kept me informed on what was going on. I trust him 100%. Anytime I needed to talk to him he would always take my calls.

The Best Lawyer Ever!!!

I have never trusted Lawyers but Yousef changed my mind. He is the best Lawyer. He helped me when I thought no one would be able to. I was so stressed out about what to do. He was honest, knowledgeable, answered all my questions truthfully and told me everything that might happen, so I could make in...formed decisions. He was always available to talk to me when I had questions or concerns. I would recommend him to everyone.

A small job done right and done quickly.

I got stuck with an annoying tenant on a long lease at below-market rent, and I hope to evict her if I can, so I can sell the property and get myself out of the landlord business. The lease requires her to pay all utility bills, so when she failed to pay her electric bill long enough that the LADWP s...cheduled her power to be shut off, I had cause to evict. Once one has cause to evict, one must follow the rules very carefully, so I contacted Mr Monadjemi to draft a "three day notice to cure or surrender possession", which demanded that she pay the electric bill or face eviction. Mr Monadjemi drafted the notice quickly, for a reasonable fee, with some useful consultation. He also offered to apply the fee for the notice to a flat-rate eviction (also for a fee that sounds reasonable, if I have cause to evict the tenant. Unfortunately, the tenant paid her electric bill, directly to the technician who had been sent out to disconnect her power. Thus I didn't have cause to serve her with the notice, and I can't evict her yet. However, she has been late with rent a few times, and I suspect that it's only a matter of time before she is late enough that I can start the eviction process. At that point, I will consider Mr Monadjemi if his schedule allows.
