I was in need of EXPERT real estate legal advice and a personal friend, who is also an attorney, recommended Mr. Stanwood. I could not have asked for a finer recommendation since they don’t come any finer than Mr. Stanwood, he is the best. I made application for a reverse mortgage, which would ...enable me, since I own my home outright to pull out some of the massive equity in my home and enable me to apply those funds toward my retirement. The mortgage lender following FHA and HUD guidelines assigned the next appraiser and that’s where my problem began. The appraiser was extremely unprofessional, arrogant, rude and held his appraiser’s license less than one year, a true novice. When he finally showed up at my home after many rescheduled appointments, he ran through my home in less than five minutes, taking a lot of digital photos. He never spoke with me, did not perform his due diligence and had no clue or idea of what he was looking at. Within the previous year I had invested $70,000 in remodeling improvements in my home; these were in addition to state of the art enhancements already in my home making my home’s condition “brand new”” and exactly comparable to homes in my neighborhood which had sold at the top end of the market. When the mortgage lender received the appraisal from this appraiser they advised me he had mistakenly undervalued my home by 20% or $70,000 and which would deprive me of approximately $30,000 in mortgage proceeds. Both the mortgage lender and myself attempted to speak with this appraiser to have him re-examine his appraisal and correct his inaccuracies. His rude, arrogant and dismissive attitude made it difficult to impossible to deal with him and achieve the results that would affect me positively. This is when I called Mr. Stanwood’s office in hopes of scheduling a consultation. A very pleasant lady interviewed me on the phone to determine my problem and legal requirements. She asked me to hold while she checked to see if Mr. Stanwood was available to pick me up and chat. The next thing, Mr. Stanwood picked up the phone and we introduced ourselves. As it turned out Mr. Starwood talked with me for more than an hour, understood the full scope of my predicament and advised me what to do to bring this matter to a satisfactory conclusion. I did not have to make an appointment for a consultation since he covered everything in our phone consultation and he did not charge me. I followed Mr. Starwood’s advice which brought my matter to a satisfactory conclusion. I’m a licensed real estate broker, I hold other real estate professional credentials and I’m also a successful builder. Mr. Starwood is a true gentleman, very understanding, easy to speak with and a professional real estate legal expert. If you are desirous of positive legal results call Mr. Stanwood; you will be very happy you did.
