We hired Brian to handle the closing on our New York City apartment. During our initial phone conversation with him, he took the time to talk us through the process. Together we did a quick estimation of the capital gains taxes we could expect to pay the next year. This time spent put us at ease—i...t provided a clear picture of the path ahead of us. He remained patient while we wended our way through the sales, contract and coop board approval processes. The contract (and rider) which he wrote contained a few clauses we never requested—clauses which turned-out to be very helpful for us in the end. Although he held the buyers deposit for us (in escrow), he never asked us for any upfront payment—instead taking his (fair) commission out of the final sales proceeds. The day of the closing, he lead us through the paperwork, explaining what everything was and bringing a light, jovial mood to the proceedings. We had a fairly simple, uncomplicated sales transaction (with parties which got along well). Nevertheless, we feel that Brian served us well and would certainly hire him again if the opportunity arose. His assistant, Dawn, was also efficient, quick and very professional.
