Would not reccommend

She is petty and spiteful and unprofessional. Right before closing she told me I needed something that I didn't know about. She got upset with me because I didn't know. I told her I buy a house once every 20 years, you do closings everyday. Then if you can believe it, she wrote ME a nasty letter.... How unprofessional and petty. Then she didn't have the nerve to meet me face to face at the closing, so she sent one of her minions. I closed on the 29th of the month, she did not record until the 5th of the next month. So I had to wait 5 days to get the keys for my house. That was very spiteful and petty. Very unprofessional. Since then I have met some very close friends in Real Estate and they said it is unheard of to wait 5 days for the loan to be recorded.

Real Estate Transaction

I just finished purchasing my first home and used Alicia as my real estate attorney. Her office did a wonderful job tracking down everything they needed. They only contacted me when necessary which helped with my stress level during the entire process. Given the complexity of the sale she arranged... everything neatly and efficiently so that we closed on the home in a timely manner. Despite a difficult seller, her office was professional, and was always at bat for us. At the close, the seller said, "You have a VERY good lawyer, she was tough!" That is exactly the kind of person you want on your side.

Great With Very Complex Situations

I was the last owner occupied in a small condo group. The other owners were refusing to pay fees and follow condo docs and observe Salem MA laws. I was essentially forced out and forced to put my condo on short sale. After a long battle with the bank, the short sale was completed with the help of A...licia and her staff. They were resiliant in a seemingly impossible situation. I would highly recommend this office for any legal needs.

ALICIA WENT ABOVE AND BEYOND

Early in August I was in search of my first home. After much searching, I found my dream home in Peabody, Ma. I got in touch with a real estate loan officer who referred me to Alicia and her office to help with the Purchase and Sales. It turned out that this loan officer was unable to write a loan... for a first time home buyer in my situation. This loan officer pretty much told me to back out of the deal. That afternoon I received a call from Alicia; she was understanding, encouraging, and extremely helpful. She gave me advice and got me in contact with another loan company. She remained in regular contact, helping me each step of the way. As a 25 year old single woman, and first time home buyer, I had many questions. Alicia was always available to answer these questions, quickly and thoroughly. Alicia was extremely diligent with the Purchase and Sales agreement and make sure that I was protected in every way. After the Purchase and Sales was completed, Alicia continued to serve as an advocate for me; and for that I am forever grateful. When it was nearing my Commitment Letter date, Alicia made sure to contact the bank and ask all the right questions, and really speak up for me. Without Alicia, I know that I would not be in the home of my dreams today; I truly believe I would have taken the loan officer's advice, backed out of the deal and tried again in a year or so. I also believe, that because of Alicia, my Commitment Letter was finished on time. I knew that the seller would not wait for an extension, and the bank was not exactly putting me in first priority at the time; but Alicia made all the right moves and gave the bank just the right amount of pressure when needed for all the deadlines along the way. Champagne and Marchand even represented me at closing. Closing was a bit overwhelming for me, there was so much paperwork and so much information discussed at once. Alicia's office helped me through every bit of it; I felt calm and knowledgeable of everything, and so happy with my accomplishment. I would recommend Alicia with the highest confidence to any home buyer. I was more than impressed with her work, and mostly impressed with her understanding and dedication to me. I know that Alicia truly cared that I purchase my dream home, and took extra care to make sure all aspects of the home buying process were done in my best interest.

A Talented Professional

I hired Alicia to help me negotiate a short-sale. There are many real estate attorneys, but very few who know the ins-and-outs of the short-sale puzzle, She and her staff were nothing but professional; very explicit in their instructions; and absolutely tireless when it came to contacting and reco...ntacting the various departments within the banking maze of my lender. Our timing was very short and the odds of a successful sale weren't good, but Alicia was relentless and refused to give up. The sale closed two weeks ago, leaving me a very satisfied and relieved client. She is a true credit to the real estate bar. Anne
