Before I hired Evan, I contacted one of those eviction services where you don't deal directly with a lawyer. I wasn't getting direct answers to my questions so I asked around and was referred to Mr. Loeffler. From day one I could tell I was dealing with an absolute expert. He offered clear and concise answers to every question I had. When it came to the eviction, I was always informed of the current status as well as the next steps needed. We were able to get the tenant out much sooner than the first place thought possible.
As a landlord, legal expenses are something one hopes to avoid. However when it becomes a necessity, I enjoy knowing that I hired a master of his craft, Evan Loeffler.

I am a tenant who is unfairly being threatened to evict by property manager on sight. I feel vulnerable to saying something I do not mean and making bad decisions.
Mr Loeffler took my rainbow of life story and made it black and white. Do I want to stay in my home or leave. I greatly appreciate the time and review of my lease with information on possible ways of mitigating incorrect bills and fees imposed by the manager the second week of our lease.
I wish lawyers represented owners and not property management. I know if in the future I am an owner, I will hire Mr. Loeffler. If I could afford his reasonable hourly rate today as a tenant, I would hire Mr. Loeffler. If I am ever on the receiving end of his services, I will know how well he does his job and that he isn't afraid to get in the pit and try and live someone.

We have a commercial tenant who wasn't paying rent. Evan and his paralegal (Jennifer) provided a "backbone" behind us that got results. He prepared and issued payment demands and eviction notices, provided great advice and quick follow-through. We will definitely use him again if the need arises.

Evan walked me through a lengthy and complicated case. His experience and willingness to explain landlord/tenant law in Seattle was critical to achieving the outcome of moving my family member into an apartment I owned. From the first contact Evan was straight forward with his Fee and what he could do for me. His explanation of the "legalese " in the lease helped me in making the decisions needed to complete the document. He was prompt in getting back to me with concerns.THANK YOU EVAN!

Evan,kept my son's credit rating from having a eviction on it and seeing how I cosigned for my son it kept a clitch on mine also.Always returned my calls and spoke to to me with respect as I'am as 70 year old man.I would recommand him others.Once again thanks Evan

I contacted Evan for an issue with a landlord who was falsely attempting to charge us for repairs and damage in a rental property we vacated. Not only did he do the work without asking for anything up front, he wrote a letter that garnered a prompt response from the landlord completely backing off her stance and saying a check for our deposit refund was in the mail. I would've given him the entire $1300 just to win the fight, he didn't even charge us half of that even though I am certain he spent more than a few hours on our case. Very matter of fact, very informative, etc. We bought our new home, so I hope to not need his services again, but I wouldn't retain any other attorney for any future landlord/tenant issues I may have.
