From the first contact Evan was straight forward with his Fee and what he could do for me. His explanation of the "legalese " in the lease helped me in making the decisions needed to complete the document. He was prompt in getting back to me with concerns.THANK YOU EVAN!

Evan,kept my son's credit rating from having a eviction on it and seeing how I cosigned for my son it kept a clitch on mine also.Always returned my calls and spoke to to me with respect as I'am as 70 year old man.I would recommand him others.Once again thanks Evan

I contacted Evan for an issue with a landlord who was falsely attempting to charge us for repairs and damage in a rental property we vacated. Not only did he do the work without asking for anything up front, he wrote a letter that garnered a prompt response from the landlord completely backing off her stance and saying a check for our deposit refund was in the mail. I would've given him the entire $1300 just to win the fight, he didn't even charge us half of that even though I am certain he spent more than a few hours on our case. Very matter of fact, very informative, etc. We bought our new home, so I hope to not need his services again, but I wouldn't retain any other attorney for any future landlord/tenant issues I may have.

My experience with Mr Loeffler was excellent. I have own several rental homes and have been fortunate enough not to have needed legal help in regards to eviction services previously.
Unfortunately, I recently had a very bad experience with a tenant who Evan quickly identified as a "professional" renter and counseled me on I interviewed three attorneys for this process and became immediately comfortable/confident that Evan was the right attorney for the job as he was direct and to the point of how we had to handle the situation to get through the legal process as quickly and cost effectively as possible.
This was a very difficult case that involved an extremely difficult renter that knew every angle of how to drag out the process- Evan expertly handled the situation and was able to get through the eviction process and get them out in approx. 6 weeks and most importantly, counsel us on what not to do that might jeopardize our case - would have been a few weeks sooner if the sheriff schedules were not so full. Evan was able to get us in front of the court right away even though the renter was throwing out every imaginable evasion and roadblock.
Not only were we able to get a quick eviction ruling- he was able to secure a judgement for the full amount of monies owed and damages. If need were to ever arise in the future where I need this type of service- I would definitely use Evan again- his assistant, Jennifer, was amazing to work with as well- very accessible and knowledgeable. This is a very stressful process as an owner- having the right team in place to help work through the Eviction process makes all the difference- Evan and his team did a great job!

Mr. Loeffler started the eviction first week of January, 2016, in less than 30 days, we successfully got an unlawful detainer judgement against my tenant. This tenant was particularly tough to evict. She was a hoarder and on Section 8. She knew all the tricks on how to use government help. I started the eviction in September with another attorney but the case was dismissed by the judge in Early November. Finally Mr. Loeffler got it done for me on 2/1/16. He really spent time studying the case and he knew the eviction laws very well. In court, he was tough, calm and firm. I would use him for all my future eviction needs and would highly recommend him to all my fellow landlords. My lessons to other landlords are: do not take it on your own. Hire a professional to help the eviction from the very early stage. When hiring, get the best, not the cheap ones, especially in City of Seattle. After all, Mr. Loeffler's charges were very reasonable. He was smart, so it did not take him that many hours to figure out the case.

we purchased an auction property with unauthorized occupants. They used a group filing frivolous motions in court to delay eviction. Evan skillfully applied a good legal strategy that helped end this nightmare as soon as possible while crushing the tactics of the occupants' representation.

I was referred to Evan by our corporate attorney and I am so happy he did. Evan helped me evict a tenant who stopped making her rent payments. His retainer was affordable, his communication and professionalism is exceptional. The end result was a fast and speedy eviction. I am now retaining his law firm to handle the collection and garnishment of the back rent owed to me. I have recommended Evan to two of my friends and I will continue to do so. I am thrilled with the results.

Evan has been a real asset when it comes to some of the most challenging events in Property Management, such as evictions. His calming and knowledgeable approach has always allowed me to make the correct decisions. The skill he displays in the office and the courtroom has always balanced what people could do and what people should do. He's helped with rental agreements to take properties from smoking to non-smoking and he's walked new managers step by step through the eviction process for me. I have happily recommended Evan and his team to numerous people in the Property Management arena.

I'm a landlord and I've used Evan numerous times over the years. I loved him in the beginning when he had a smaller client list and was more involved. He knows his stuff and is aggressive in his pursuits, which I appreciate, I haven't lost a case. The last two times though, I felt like he dropped the ball. His office staff didn't keep me informed, they actually forgot to do a couple things they said they would. And they did not stay on top of the painfully slow process server which cost me quite a bit of time and money. While he was still as knowledgeable, I no longer felt like he was really in charge. He would say something was going to be done, but then it would be late or forgotten. The final straw was my last bill. Way more than I expected, I was charged for all sorts of things I had never been charged for in the past. I was truly blown away by the total, especially since we ended up not even going to court. It left me feeling like he was looking for every opportunity to overbill me. I decided it wasn't worth arguing over and have since found a new attorney. Too bad when a decade long business relationship ends on a sour note.
