Resolved - US Bank Lien Removal and Filing

My wife and I contacted Terry for assistance regarding our concerns with US Bank. Backgroung: During the last half of 2018, US Bank attempted to foreclose on our house/property for a $23K second mortgage. Fortunately, for my wife and I, they weren't successful and we were able to refinance that ...2nd mortgage/HELOC through a credit union. Due to the issues we dealt with in 2018 and US Bank, we were focused on refinancing the primary mortgage (also with US Bank) and getting as far away from any ties to US Bank. At the beginning of this year, my wife and I moved forward with the refinance. What led us to contacting an attorney, in this case, Terry Scannell, was that US Bank didn't release the 2nd mortgage lien...the 2nd mortgage was actually paid off mid-October. On February 4th of this year, I received An email from the credit union we refinanced through, informing us that US Bank never filed the lien release with Washington County, Oregon. As a result of this communication, our February was highlighted by numerous calls we made to US Bank for a status of the lien release. Our calls were met with multiple transfers, getting told on several occasions the lien release was in process, but we had to give it 8 to 10 business days. Our frustration peaked by the end of February, as there wasn't any progress being made in our situation. During a search on the internet 2/23/19, I came across Terry's name. After exchanging emails with Terry, I was able to meet with him on 2/27/19. During this meeting, I brought up all the issues we had with US Bank. Terry was very attentive and direct with his questions. I also retained his services at the end of the meeting. The one question that stood out the most, and one that Terry brought up during follow-up communications: What are you trying to achieve?....what is the end result you are looking for?....what do you want out of this? Well, by the end of February, my wife and I were extremely stressed and at wits end. All we could think of was getting the lien removed in conjunction with filing a lawsuit against US Bank. On 2/28/19, the day after Terry and I met, he proceeded to contact the law firm that represented US Bank during the attempted foreclosure process, Aldridge Pite. Terry emailed that law firm and received a quick reply from one of the partners, Casper. Casper advised he was in contact with US Bank, his client, regarding the processing of the lien removal. The lien release was finally filed with Washington County on 4/5/2019. An image of the lien release showed that the document was actually notarized on 3/9/19 in Multnomah County. Throughout this process, Terry kept Debbie and I involved and abreast of his communications with Aldridge Pite. We truly believe that without Terry's intervention on our behalf, the lien process would still be pending, sitting on someone's desk, or still getting handled by some 'back office', as US Bank reps kept telling us. So, Terry asked the question again at the end of last week, with this lien removal process winding down: What do you want out of this????? My wife and I realized that getting the lien removal processed was really what we were wanting....the oppotunity to refinance and get completely away from US Bank. Terry also kept the costs associated with this process at a minimum. He truly believed that in working with Casper from Aldridge Pite, that this matter would be resolved, which it was. And we didn't need to file a lawsuit. Terry's knowledge, his guidance to Debbie and I, his ability to focus on what we really were trying to achieve, and his professionalism were way beyond what I would have expected from a lawyer. He was awesome to work with. Debbie and I are now within 2 weeks of wrapping up the refinance process. What a difference a month can make, especially with having someone like Terry on our side. Well done Terry.

I spoke to Terry about my problem with a foreclosure. Although he does not give free consultations he gave me the advice and information to get me going.
