He got me evicted and didn’t even refund me

MALPRACTICE IS THE ONLY WORD I JAVE FOR THIS IMBECILE. HE GOT ME EVECTED. LEFT OUT PAPERWORK SO I DIDNT EVEN GET MY HEARING. NEVER HIRE HIM

Unfortunately, judges are often too biased in favor of landlords to follow the law. Even when we do everything correctly as here, the judge rules against the tenant. Some clients believe that if they don't win, they are entitled to a complete refund, but a lawyer cannot guarantee results.

A Legal Triumph: $25K Win Over My Landlord

I stumbled upon Ken during the challenging times of the Pandemic when my slum landlord bombarded me with a whopping six eviction notices. Despite the city of LA partially covering my rent, my landlord was relentless in trying to kick me and my family out during the COVID crisis. But fate smiled upon ...me when I crossed paths with Ken, and my landlord nightmare transformed into an epic two-year battle. Countless motions, numerous trips to courtrooms in downtown LA and Santa Monica, and a heap of determination later, I emerged victorious, securing a well-deserved $25,000 settlement, all thanks to Ken's brilliant guidance and legal prowess. Here's a nugget of wisdom for those considering working with Ken: stay as organized as you can. Having all your paperwork and conversations with your landlord neatly organized will undoubtedly make the journey smoother and increase your chances of success. With Ken on your side, you'll be in the best hands to conquer any legal challenge that comes your way!

Won a major high-stakes lawsuit, thanks to Ken!

Our backs were against the wall. We had been pushed around by a commercial landlord. He managed to get us evicted from our space - so were about to lose everything. We filed a lawsuit, but just could not afford a lawyer/firm. We were about to give up, but I decided to give Ken a call. I am so glad ...I did. Ken's model is a little different. He will not represent you, but he will give you the tools to pursue your own rights. I had seen his extremely helpful (and often inspirational) articles, and found that energy you feel from his posts to be real! I explained to Ken that our trial was coming up and that I could not afford a lawyer, and even i suddenly could, I would not be able to hire one in time. Ken, with all sincerity told me that I should go ahead and appear unrepresented, and on my own behalf. Ken assured me that he would give me all the materials I needed, and that he would roll up his sleeves with me to complete the needed trial forms (if you buy the trial prep package, you will get everything you need, and then some...). He actually worked with me almost a whole Sunday to make sure we would be ready for trial the next day (what other lawyers do you know who would do this?). I decided to go ahead and proceed unrepresented against the landlord defendant. The courts are not your friends, and will not hesitate to knock you. However, because I had Ken's help I was able to complete and file all the forms needed (and there were a LOT). I would have never have been able to get it done. SO MANY forms and procedures. That is why you need Ken's help. I am glad I took Ken's suggestion that we represent ourselves. We got a unanimous verdict from the jury and a substantial award. Don't get me wrong - trials are really hard, so I am glad Ken has those trial prep packages. I despise unfairness, and I see landlords acting improperly all the time. Backing down is not fair on you, and only emboldens landlords. BUT, you can fight back against bad landlords, and you should, even if you don't have a lawyer! Don't let landlords roll all over you. Ken will give you the tools and the tips to stand up against landlords. I really appreciate him, and I highly recommend him.

The best tenant lawyer for great rates and flawless advice

I've used Ken and his California Tenant Law site a few times now over the 8 years I've dealt with my awful landlord in my rent controlled property. Ken and his team know landlord-tenant law inside out. I had never really dealt with lawyers in any capacity before my landlord situation, I was so nervou...s about the costs, and in general being misguided or treated as just another client to earn money from without being given actually solutions and support. If you're having landlord issues and you feel this way, Ken and co are the people for you. Their payment structure is clear, reasonable and scaled with multiple options, and they absolutely know what they are doing. It's the most reassuring and supportive attorney experience I believe you will find in the LA area.

Incompetent & Fraudulent Practice

Ken prefaces by saying, it’s going to look like you’re losing, but our goal here isn’t to have our motions granted, rather we’re playing the system. That system, is a time game. Most of the folks fighting the evictions are exploiting loopholes from the restrictions on evictions and so in essence,... as long as you follow their little roadmap to finality, you milk another 6 months out of your current situation. Where you run into trouble is if you countersue, or file a complaint regarding habitability. As others have mentioned, Ken is competent although incredibly egotistical and lacks any integrity whatsoever. He’s entirely driven monetarily and will fail to communicate unless there’s a pressing reason AND he’s been pre-paid. It’s a crapshoot with regard to who you’ll end up with after Ken performs the consult. We’ve had the misfortune of dealing with Mike Hanna. Not only will you spend thousands on an eviction, but thousands more on a counterclaim suit, you’ll consistently miss deadlines and hearings, be instructed to refuse seemingly reasonable offers to settle and end up significantly worse through it all. Your motions and documents are rife with misspellings, misinformation and glaring inaccuracies—you’ll spend ages editing and revising elementary mistakes. After a year of enduring this, and at hearing how desperate we were for him to just perform, Mike suggested we file bankruptcy as a final last laugh to the landlord. So we paid nearly ten thousand dollars between multiple cases that went no where and weren’t settled, and as the final laugh we can ruin our financial situation and credit for the next five years? We’ve been garnished and will likely have no choice but to do so at this point. I imagine that in cases where landlords are in a weaker position and settle, clients end up happy campers. In cases where the landlords lawyerup and don’t back down folks really get the wrong end of the stick. I would never recommend this route to anyone after going through what we have, and I suggest you learn from our mistakes. These guys are horrendous and Ken (or Mike) no longer represent actual clients in proceedings (you’ll do all the work pro per) because they ran into some legal trouble themselves and came close to not being able practice law anymore. I suggest you do some research before making a decision. All of these folks come with baggage and a unique legal history to include run-ins with the law (on the opposite side of the scope they’re representing), bizarre complaints confirmed by their governing bodies and quirks that can only be defined by their varying levels of veiled criminality. No matter how desperate you are, these jackwagons are not the choice.
