Sital Jasvant Shah

I hired him for both selling and buying my house. He did not add any value in negotiations with my buyers and sellers. He worked as a mail forwarding agent. We agreed to a fee which he forgot and put a higher fee in the settlement amount. There were items in my settlement document for selling my hous...e that he and his associate could not explain. That tells me that he does not review the numbers He has a great attitude which is not a customer focused. He does not communicate well with his fees. Initially he offered to close on my behalf, but never told me that he will charge $200 for that. When I refused his service for closing, he got very angry. His office does not have a/c which makes it hard to work in summer. He does not seem to care about that. He and his associates hardly return phone call. I also find him very inexperienced with real estate issues like title insurance charge. He could not explain the charge beside saying it is accurate . He even did not want to give me contact number for title insurance. He did not consult me in choosing title company and disclosed fees earlier If you need someone to forward emails, then you can hire him. He is definitely not worth hiring as a lawyer

I have used Mr. Shah’s services on at least four occasions including the most recent closing in March of 2018. I am an investor who purchases bank owned properties for investment. I find Sital to be personable, confidant and he knows his stuff. The reason I keep coming back to Mr. Shah is because he ...is very detailed oriented and constantly making the right decisions during the closing process even when I have my guard down. He always asks the right questions from the opposing attorney. The bank owned properties is a frustrating experience but Mr. Shah doesn’t seem to loose his cool and gets the job done. Sometimes boxing gloves are required and he is more than capable of this when the situation requires it. He and his staff responds very quickly which is required when there are multiple bidders trying to secure bank owned properties. Shurine and Tibs from his office are excellent and respond very efficiently. He is truly one of very few attorneys who follows up and insures the client’s satisfaction. He is a results oriented attorney. He explains his decisions and contract terms in a down-to-earth manner which I appreciate. I have found my trusted lawyer for life and I have already recommended his services to others and will continue to highly recommend Mr. Shah to anyone who needs a lawyer. I would give him more than the 5 stars.

I closed a new construction home in March of 2018. Sital was very personable and reliable from the very beginning of the process. He patiently answered all of my questions as a first time buyer and replied to my many emails very promptly including emails I sent to him after hours. He provides sound ...advise and conveys messages in a simple and clear manner. This is very important to me as I was a first time buyer and not aware of the process. Sital and his staff is very detailed oriented and did a great job in managing and communicating with my lender and getting us to close on time. His charges were also very reasonable and quality of his work is very good. I would give my highest recommendation for his services to my friends and family.

I closed on the sale of my home during March 2018. I have used Mr. Shah’s service when I previously purchased my home. I choose to come back to Mr. Shah because I want the job done right the first time as he did in my previous closing. He is a no nonsense lawyer and stands up for his clients. He d...oes what is right and is very straightforward. He also knows how to respond to difficult opposing attorneys. What I like best about Mr. Shah is that he makes sure his client does not get taken for granted. Mr. Shah is very accessible by phone and often answered the phone himself. He is very email responsive. Shurine from Mr. Shah’s office works very diligent and also is very detailed oriented and communicates well. I would highly recommend Mr. Shah to anyone who needs a lawyer. I was lucky to have him represent me and knew I was guaranteed to have a successful closing.
