I am on a condominium board and know Steven Braten as our condominium attorney. He is a very detailed attorney who will do what it takes to make the condominium run smoothly. He has sent letters to tenants , come to board meetings to address pending issues and checked our documents to get answers to... pending issues. I met Steven Braten while serving on The Delray West Townhouse HOA Board. Our Board consists of volunteers whose goal is to maintain the community esthetically and fiscally while monitoring expenses. Most of us on the Board had little or no previous experience in these matters. This was during the ti...me of high foreclosures and uncollected HOA fees. It was certainly a learning experience for the Board. Steven demonstrated a professional vigor in educating us of the times. We realized that with the turnover on the Board much history as to how things were previously done was lost. Realizing this, Steven set the following in motion: * Meetings with the Board, informing us of the present financial situation nationally, state and locally. Advising the Board, that we were not in as bad a financial condition as others. * Keeping the Board advised of current HOA rules to make the necessary changes to our HOA Documents. * Instructing the Board to present any delinquent information on a timely basis, to allow the attorney's office to initiate the correct action. * Initiated a Monthly Attorney Audit Report . This provided the Board with a view and timeline of each item presented to the attorney and the course of action being taken to resolve the item. * Advised the Board how to handle certain maintenance violations due to the foreclosures. Expenses incurred by the Board were sent to the attorney's office to be placed in the file for settlement. * Advising the Board on periodic community guideline violations and their proper handling. *Steven was always ready and willing to take phone calls and if not available would return the call on a timely basis. All in all, the Board became a more efficient Board under Steven's direction and professionalism. I would certainly recommend Steven Braten for any organization.

I gave Steve a collection case on a particularly slippery individual who has more dodges than I ever imagined. Steve has been persisent through it all, has seen it before, knows what to do and has stuck with it for a year and a half now. Thank goodness he's not one of those guys that who only takes... the easy cases but can prevail in any circumstances.
