Strategic and Informative Initial Consultation

I reached out to Charles for a preliminary discussion about a tricky residential situation relating to an occupant with ambiguous legal standing on the property. Even in our brief phone consultation, Charles was able to delineate a clear, strategic pathway, articulating potential steps like utilizing... an ejection remedy and other nuanced approaches. He demonstrated thorough expertise by identifying potential pitfalls and key considerations to avoid legal jeopardy, suggesting that I check for any existing legal documents that could impact the case. Charles provided a helpful preliminary breakdown of potential hours and costs, even outlining a strategy that included both legal and interpersonal considerations, aimed at possibly expediting resolution. Although I've not formally retained Charles, his initial guidance was invaluable. I found that his ability to quickly grasp the nuances of a an unusual situation and propose a viable strategy was truly impressive.

He gave me bad legal advice and got me in a bad position

I hired Charles to help me resolve with my landlord tenant issue in November 2020. Charles charged me $550 for his time. Although hiring him made my situation worse because he gave me bad legal advice. He told me to not help my landlord find a new tenant because it wasn’t my responsibility. I did wha...t he said because I thought he knew it better. But it turned out it was a bad idea. I ended up owing more than $10,000 form the property. Later I consulted with another attorney and he told me I should have helped the landlord find new tenant because it shows that i’m trying to help them and that is a good thing and god for my case. And i listed and got a new tenant in 10 days. I would have owed more money if I didn’t help the landlord find a tenant. My experience from hiring Charles was bad and I deeply regretted it. He did not seem professional to me at all. I wish I hadn’t hire him.

There are, however, material questions that this former client neglects to address in his comment, including the brief duration and limited objectives of the representation that he directed, relevant events that occurred before and after the brief representation, the respective roles of former tenants and landlords in leasing a vacated rental property, what communications this lawyer had with the landlord relative to its actions to re-rent the property, and whether a former tenant who is not licensed as a real estate broker in Washington may advertise rental property that he does not own under the statutes governing real estate brokerage practices. I invite this former client to reflect on these questions and to reevaluate his assessment of the services he received in the context of this very limited representation.
