Big heart and very thoughtful attorney
I am a new property owner and have many questions of landlord and tenant law and LLC. Brenda is very helpful. She patiently heard out my concerns and questions. How to make the cheapest landlord in Snohomish county follow the law
I live in a small mobile home park in the unincorporated area of Snohomish county so when the big maple tree directly in back of my home became unsafe and one large part of it fell on my roof and back wall last winter, I could not call any city inspector/agency for assistance. The park owner called it an act of God and took no responsibility for it; luckily I had good insurance and repairs were done in a timely manner. The problem was not over though; there were additional branches and trunks which were leaning and clearly unsafe and my landlord would only remove one which did not overhang my home at all, just helped out my neighbors. I attempted to speak with hiim about the issue several times thru the winter and spring but his attitude was not cooperative and he finally refused to discuss it at all. I waited for a full year for him to do something-anything and when the situation became impossible to live with, I hired Brenda. I had previously contacted the state AG's office to see if they could assist me but they informed me it did not fall under their purview. Brenda looked up the applicable case law, found something and mailed a polite but firm letter to my landlord quoting the law and giving him a time frame for abiding by the letter of that law. Within 10 days, the tree was down and I have peace of mind again. Her rates were reasonable and she kept in touch with me during the process as to what she was doing and making sure I was on board with it. I would definitely hire her again if the need arises and recommend her highly.

Needed Knowledgeable Guidance Quickly
As landlords we can be faced with challenging, complex issues that can arise quickly and suddenly. As an experienced landlord, I was not prepared for the legal aspects regarding contract law for WA State, County Laws ect. With a sense of urgency I needed knowledgeable professional guidance quickly. Brenda Wood retains the background in this field and navigated me through a tense scenario with a positive outcome. Excellent communication and landlord knowledge
We hired Ms. Wood to draft a rental property lease and could not be more grateful for her professionalism, communication and knowledge of Washington state landlord and tenant laws. As first time landlords we were definitely in need of advice and coaching as we began renting a home. Ms. Wood took the time to explain in detail each clause of the lease and how to proceed in verifying tenant backgrounds and the overall lease signing and move in process. Her background as both an attorney and landlord is very valuable for anyone starting out as a landlord and I highly recommend her services. We feel confident in the landlord process and more importantly safe that our rental home is protected going forward.

Brenda was amazing! We discussed my options, she was upfront and honest in discussing my expections and while I opted to take a different route than I think would have been her recommendation, she worked tirelessly and dilligently to represent me and my cause. Brenda was sensitive and compassionate to my needs, and was thorough in her research and subsequent representation of my situation. Additionally, Brenda's did a great job of keeping me up to date at all times, and was quick to respond to any and all of my questions and concerns. While I certainly hope to never have to utilize her services again, should the need ever arise I would not consider contacting anyone other than Brenda.
