also known as Michael Li
Michael joined WFZ with substantial experience representing lenders/servicers and homeowners in protecting their property rights from extinguishment as a result of HOA super-priority lien foreclosures.
Michael regularly represents lenders/servicers in litigation arising from mortgage and HOA foreclosures in connection with the origination or servicing of residential and commercial mortgages and home equity lines of credit. In an increasingly complex regulatory environment, he advocates for clarity in compliance standards so best practices can be followed to minimize costs and control liability risks. His prior experience in representing borrowers and guarantors gives him an advantageous perspective in successfully litigating or defending these claims. Not all mortgages are the same and not every borrower/investor hopes for the same result. Michael collaboratively works with his clients to determine an outcome that would be in their best interest and executes a creative and unique plan to achieve such outcome.
Michael also represents landlords and property managers in disputes involving commercial and residential leases. Whether the dispute involves required repairs, constructive evictions, security deposits, or even qui tam False Claims Act action, Michael has significant experience in litigating lease and HAP Contract (Section 8) interpretation to obtain the most favorable outcome for his clients.
As a first-generation immigrant from Shanghai, China, Michael is the first among his family to earn a bachelor’s degree from University of California after interning with the CA Governor’s Office of Constituent Affairs. Prior to earning his juris doctor degree, Michael interned with Jun He Law Offices (君合律师事务所) at its Shanghai branch office, where he worked on various cross-border strategic M&As and corporate restructuring projects. Further, he complemented his legal studies with experience on the Editorial Staff of Nevada Law Journal (aka. Law Review) and a judicial externship for then-Chief Justice, Michael L. Douglas of the Nevada Supreme Court.
Following his formal education, Michael obtained his real estate license and co-founded Vanguard Realty Group, a real estate brokerage and property management company specializing in single-family residences throughout Clark County, Nevada. In addition to his law practice, Michael serves on the Board of Directors for Asian American Advocacy Clinic (“AAAC”) a non-profit organization devoted to providing pro bono services to underserved Asian Pacific American and Asian Immigrant communities throughout Southern Nevada. Michael also oversees AAAC’s Special Legal Advocate program providing low-cost or free services to victims of domestic violence and human trafficking.
Michael is admitted to practice in all state and federal courts in Nevada.
Michael is fluent in English, Mandarin Chinese and Shanghainese (国语和上海话)

Mr. Li kept close tabs on a borrower who used every trick in the book to delay us from proceeding to foreclose on our security. He stopped him at every turn in record time. Excellent work.
