Straight forward, friendly and fair!

We contacted Mr. Kuss on a recommendation from a friend, regarding basement water issues in a home we had purchased about 2 years prior. We bought in winter and were taking in water the very next spring from multiple cracks in the walls. The sellers did not disclose any issues relating to this. We ha...d early advice to deal with the sellers, and tried that. They were willing participants at first, but as the price tag went up on the fix, they cut off contact and left us with no monetary compensation. After chasing the water and trying less expensive fixes, it became clear we were going to have to excavate, carrying a much heftier price tag. This is when we contacted Mr. Kuss. We sent him photos, videos, receipts, estimates, witness statements from neighbors about the seller’s knowledge of the issues, and a third-party report on the situation that basically stated that the seller should have known and disclosed the issues to us. Mr. Kuss took the information and drafted a letter on our behalf. The sellers, who weren’t even interested in speaking to us at this point, and could’ve settled with us early on for a fraction of what the new price tag was, on advice from their counsel, immediately settled for a price that even after covering Mr. Kuss’s fees, would cover the excavation. I found Rudy (Mr. Kuss) to be knowledgeable, friendly, and fair. Communication from the firm was excellent, something that is extremely important to me. Because we were somewhere below going to court, and going back and forth on a settlement, we were given a reduced rate that we found to be incredibly fair and were happy to pay for the services provided, after having dealt with this for years on our own with no resolution. We would definitely recommend him for anyone dealing with issues like this and feeling like you’re getting nowhere on your own.

Great real estate attorney

Very professional quality service. We had a pretty complicated transaction that required multiple document reviews and multiple version of the final title documents and Rudolph did it all for the initial flat fee. Highly recommended!

Great help with small case

Attorney Kuss took our case, even though for him, it wasn't going to be a huge payday. But we needed help, and probably couldn't have navigated it without him. He gave us time and attention, and kept us updated via email of how things were progressing. He was also very helpful during our negotiations.... He didn't have to spend the time for such a little return, but he did, and helped our family out in a tricky situation.

Wow! All I can say is Wow!

I'm a small business owner in Southern WI so my time is valuable. I tried to work with a local general practice law firm thinking it might be the best way to go trying to settle a residential realestate matter. $3000 and 3 months later I felt overwhelmed and panicked as I could see the local attor...ney was in over her head. I fired her and then stumbled upon Mr. Kuss. I feel comfortable calling him Mr. Kuss because he is so humble and is not caught up in the title he rightly deserves. "Best Realestate Attorney Ever". He was kind, down to earth and did not confuse me with legal jargon. With two letters he was able to provide a settlement within 15 days. I felt so at peace after hiring him. Mr. Kuss may not want me to say this but I'm going to anyway. My wife and I have 4 children at home and to pay $3000 to our original attorney for no results was a huge punch to the stomach for our family. To our surprise, when everything was done Mr. Kuss said he was not going to charge us for any of his services as we had already paid an attorney $3000 which he felt was way to much to begin with. If you need advice or representation in the realestate area, I highly recommend Mr. Kuss. Thanks for Everything Rudy!

Should have sued realtor, inspector, should have taken flipper to court

This should have been the classic case against a flipper, real estate agent and inspector. I should have recovered my entire $110K cash for this messed up property, but he said that he was a real estate agent and didn't want to loose face in the community. This lawyer is very smart but it was not a... good outcome. Some of this is my fault. I was intimidated by the process. The flipper plastered over diagonal cracks in foundation, 5 inch deep cracks and getting worse with time. Before buying I had asked the agent for a foundation expert she denied me access. When I asked the inspector to revisit, he ignored the issues and told me how I should be paying him again to come to house. I was a naive client. Rudy did attempt to help me. My outcome was bad, the flipper paid $4K I received a little more than $2,000 with $23,000 of work needed to fix this house foundation.

I'm sorry that you did not get the result that you wanted. I advise my clients on whether or not they have a case against a seller, real estate agent, or home inspector based on the information that they provide me. When a defendant makes the first offer, I never advise my clients to accept it. I tenaciously pursue the best possible settlement for my clients, but sometimes my clients simply want to put the matter behind them. I also fully advise my clients on the risk that the court will dismiss their case based on the information that comes out in the course of my representation.
