Because this comment is anonymous, I do not know if this is a comment from a client or an opposing party. Based upon Florida Bar Rules, no attorney can guarantee any result. This is because even in cases based upon good law and good facts in the client's favor, judges and juries can make mistakes, or even disagree with the lawyer's interpretations of events. For example, cases get reversed on appeal all of the time because judges or juries made the wrong decision. Costs to litigate or conduct research are not entirely dependent upon me. Litigation always involves at least two parties. If the other side puts up a fight, we need to fight back. Typically, if I do not fight back, the chance of my client's success goes down. If an issue is important enough to litigate, it is important to present the law to the judge that supports the action. This involves research. Depending upon the issues presented in the case and the issues raised by the other side, more research may be needed. Typically, lawyers who do the work to prepare the case correctly and research the law have a better shot at obtaining favorable results than those who do not. My firm does not do empty work just to collect more money. We are a busy firm with limited resources on time. I only have time to bill for work that the case requires, and I comply with the Florida Bar ethical rules to charge a reasonable fee for my services.

Despite opposition from the Second Mortgage, I obtained a surplus disbursement for a condo of $47,207.83 to cover about $26k owed in assessments, plus about $17k in interest and late fees, plus attorney's fees.
Defeated a bank's motion to vacate a foreclosure dismissal (they failed to attend a CMC), where it argued "excusable neglect." Another court's determination is needed to see if the statute of limitations will bar another foreclosure.
Represented HOA where the bank became fully liable for unpaid assessments after its foreclosure.
Homeowner called me after a foreclosure judgment had been entered. I preserved her homeownership during an appeal and negotiated a favorable settlement.
