Helped us during hard times!!!

We were referred by a friend, in our similar situation, to the Law Offices of Maria Flynn. Ms. Flynn was able to help this person modify her loan on her home so that she was not forced to wal1‹ away after a nasty divorce. Our situation got bad when my husband lost his job and because of the economy ...he had to ta1‹e a job offering a lot less money. We were forced to rely on my non-profit salary and a huge pay cut for him to pay our bills and we quickly realized that wasn’t enough which lead to a default on our load. This continues to be one of the most Stressful times in our lives, and while we are reasonable people and think highly of Maria, we can see now some people that may be desperate and don't understand the process may be quick to complain - but through our experience with Maria it is clearly not her efforts that are lacking, she is fighting a hard and admirable fight everyday for homeowners, however it is the banks that are constantly failing to do what they have promised to do with our taxpayer money that funds the programs she fights to get people into. We came to her after trying on our own for many years and specifically sought out an attorney to do this for her training in Chief Judge Bell's foreclosure initiative so that she could use her advanced expertise and to help us stand up for our rights which were clearly violated by our bank. She took time to explain the law in the initial consultation and because this is a potential foreclosure this is a legal matter. Maria continues to stand in our corner and we have complete confidence in her abilities. If she were ordered to stop helping homeowners there would be an incredible void that would be unfulfilled and MD and homeowners would be at a great loss. BEST DECISION WE EVER MADE.

We hired Ms. Flynn and her staff on 21 July 2011 to help with a loan modification for our home in Mechanicsville, Maryland. Hiring this firm and seeking the advice of a attorney was the best decision we could have made, not only for the retention of our home but for our self respect and wellbeing. Ou...r nightmare started June 2010 when the company my husband worked for closed their doors, which took away over half our income. We did the best we could until October 2010 when we could not make our house payment. We contacted our mortgage company for help in this matter, in 9 months we were turned down for a loan modification 4 times. Every time for a different reason. Documents were lost, they claimed we did not sign certain items and the list goes on and on. I finally reached a breaking point when a person from my mortgage company told me "YOU JUST NEED TO SHUT UP"( I put this in caps because that is how it was said to me)Then to be told how people like me, were buying big houses they could not afford. Well, I don't think a split foyer is a mansion and we could afford this house when we bought it before my husband's employer went out of business. I was at the end of my rope and looking for houses to rent and had nowhere to turn. I felt it was time to seek legal help. I needed to talk to someone who had our best interest in mind. Looking on the internet I saw that there was such a thing as a loan modification attorney. I found the Law Offices of Maria R. Flynn and made an appointment for my husband and I. We met Ms. Flynn, she looked over our finances and treated us with the dignity and respect we had not received in a long time. Ms. Flynn explained clearly that she could not guarantee that our loan would be modified but in comparison to all the loans of clients previously modified ; our chances were good. Then Ms. Flynn gave us the option if we wanted to hire her law firm for our legal needs. This was fantastic news, someone wanted to help us. This gave us hope, which unless you have been in this situation you have no idea what this meant to us. Ms. Flynn had one stipulation, that we send her all correspondence from our mortgage company. This was to keep her abreast of any developments with our loan. This seemed more than fair and we were happy to have Ms. Flynn and her team behind us. This was the light at the end of the tunnel. Ms. Flynn and her team took care of everything. They fought for us, when we could not fight anymore. After numerous emails and faxes, we were finally approved and started our trial payments in July 2012 and by October 2012 it was complete. There was no way we could have done this alone. Maria Flynn's expertise in Real Estate law is helped us keep our home. Also, you have to give her the documents required for her to do her job. I spent a lot of time at the fax machine sending document after document to ensure she had what she needed to do her best for our family. In the 2 years since the modification, our mortgage is current and in good standing. We are enjoying our home which we have fought so hard for. There are not enough words to describe how grateful we are to Ms. Flynn and her staff. S.C.

You Need Muscle & Know-How to Win

In April, 2012 I met with Maria Flynn to provide legal services to help me with my request for a mortgage modification with PNC Bank who had been servicing my mortgage. I had been representing myself with PNC up to that point and was feeling very frustrated, misguided, overwhelmed. I knew I was being... treated dishonestly and not receiving a fair review of my mortgage modification request. Lost faxes, claims of insufficient documentation, and a refusal to provide me with the guidance to make this modification was their standard operating procedure.  It is now 2014, and I began my mortgage modification application in 2009. By the Spring of 2012, I knew I was being treated inappropriately and that I was not entitled to an honest and helpful resolution to my mortgage problem.  I had been in touch with counselor and counseling services and state and federal agencies and services that were providing assistance to homeowners, but unfortunately without any positive results.  In April, 2012 I met with Maria Flynn to provide legal assistance to help me with my request for a mortgage modification. I felt very fortunate to have found Maria Flynn at a time when few attorneys had any background or specialty in this the area of mortgage modifications. I had reviewed her online website, checked her credentials, called the Maryland Bar Association and, most importantly, reviewed her track record of mortgage modification successes. Her track record of over 96% success gave me all the confidence I needed to schedule an appointment to meet her and engage her services. By the time my meeting with Maria Flynn was over I felt even more confident that engaging her services was undoubtedly the right decision. She and her staff took on the constant and endless requests for paperwork made by PNC and has always kept up with their requests. She contacted Sen. Ben Cardin to bring my issue to his attention. She also advised me of the value and importance of filing a REST report and also set up a mediation session with the bank. She had the foreclosure sale postponed and is now working on a dismissal. Without Maria Flynn I would probably be dead right now. I would never have been able to endure my financial problems, my physical and my mental health without her. Needless to say my house would have been taken from me by now as well. I truly believe that Maria Flynn is one of the strongest and most vital legal assets that homeowners have in Maryland and that any punitive action taken against her would be directly harmful to the homeowners that both you and she represent. I think that the initiative that the Attorney General’s Office is undertaking with regard to Maria Flynn is the result of the insidious chaos, confusion, fear, anxiety, mistrust and misdirected attitudes of those in the mortgage modification industry permeating the walls of the Attorney General’s Office. The Attorney General’s Office may be of greater assistance to those seeking help by eradicating the pandemonium so that everyone’s interested are respected and achieved. Focus needs to be placed on the banks. Hold them accountable and give the mortgage attorneys the clout and muscle of your Office to eradicate this problem. Why focus on the symptoms of the problem when it is the problem itself that needs to be remedied? I sincerely hope that something substantial can be done to really help Maryland homeowners and Maryland itself. J.L. Annapolis, MD

I could have lost my home

I WOULD HAVE LOST MY HOME…… When I first met Maria, her closing line was so focused on payment, I continued to move forward with her service because she was recommended. The total amount of the service was $3,000, flat rate, which $100 the payment for the initial consultation went towards, leavin...g the balance at $2,900. The day I met with her office I gave her my documents to file for a mortgage modification. She told me that she knew where my numbers had to be and would make sure that the formulas worked etc before sending my modification off. My main concern were my numbers being within the guidelines to be approved. She kept reassuring me that she would do this. I even asked ____, the first assistant that worked there about her success rate, which she said was “99%.” After not having the balance of $3,000 paid in full within 30/45 days Maria said no worries, according to the paper you signed your services I can terminate, but we will continue to move forward. I kept checking with Chase my mortgage company at the time to see if she sent in my package and she had not. My loan was transferred to SPS on March 24, 2014, however was not known until August 18, 2014. In between this time when getting in touch with Maria, payment and how she could have a sure fire way of getting me approved with some formula program (that she found online) that allows you to plug in numbers and it will tell you which program out of the many the government has available I would qualify for. When she should already knows-or this and assured me in our first meeting. I asked her why didn’t she tell me of this in our first meeting and she mentioned because she just learned of it and the cost was $795- she kept focusing on her not making a profit on this and the payment went fully to the 3rd party company. My husband paid this $795 second week in September, then her offices contacted SPS and SPS told them I had a sell date- WHICH SHE NEVER TOLD ME. Upon bringing this to their attention they denied knowing. When I spoke with ------, the fourth assistant employed since my hiring of the firm—she said they had submitted my package within the last 30 days and a bunch of lies. Upon getting a door knocker notification, I called SPS and they had no communication with Maria’s office on file- once ONLY, by ------(3on May 25, 2014- which they would not release any information because they did not provide them with the third party authorization form- standard in this line of work. Then September 11th was the next time they communicated with SPS. This was after a payment for the $795 was made. When that payment was made by my husband she said that Monday we would have a conference call with the company and her on the line and a couple other steps necessary with this payment of $795. That call NEVER took place. She never scheduled it, called to say it wouldn’t happen-NOTHING-NO COMMUNICATION AS USUAL. Frustrated to no end- I called left a message with ----.When Maria called me back I asked about where the money $795 was, if she told my husband that was going directly to that 3rd party company and we would have a conference call etc. She said it was in escrow and she was waiting to get her balance paid until she moved forward with the “$795 program”!! This IS NOT WHAT SHE EXPLAINED INITIALLY, NOR TO MY HUSBAND, NOR RECENTLY. I told her I wanted a refund of the $795 and I no longer wanted to work with her and would be hiring another attorney- she said, “You will have to pay the other attorney (which of course is none of her business).—she then said the money went to my balance that I owed her firm!

BEWARE OF THIS ATTORNEY

Being a homeowner under water and in foreclosure, I received a post card from Maria Flynn and scheduled an appointment for loan modification assistance I thought. At the time I signed a contract with Maria Flynn, unbeknownst to me that "Upfront Fee's" was illegal to perform loan modification servic...es in Maryland. Additionally, an attorney can't operate their law firm exclusively for loan modifications 100% of the time, according to the Office of The Commissioner of Financial Regulation enforcement unit. Also the requirement of anyone providing loan modification services are required to have a Business Credit Services license issued by the state of Maryland, including attorneys and Maria Flynn did not have this license. At the time of me paying my retainer fee, Ms. Flynn was acting inappropriately and unethical by accepting my monies without being licensed by the State of MD. Its hard to believe that Maria Flynn was unknowledgeable to the fact that loan modification services is FREE TO ALL MARYLAND HOMEOWNERS and that she was acting improperly. Maria Flynn business practices are questionable. I requested from Maria Flynn a full refund of $3,200.00 in writing . I sent a certified letter back in August 2013 to Maria Flynn office requesting a full refund within 30 days of receipt of my letter and she ignored it.
