When you first retained my services, you requested that I move around my schedule in order to immediately come into the office to sign the contract for your purchase. In fact, you were given an appointment the same exact day. Thereafter, during my due diligence review, I discovered potential issues with the Certificate of Occupancy and Permits for the premises. After filling you in on this issue, I spent weeks investigating the matter, including contacting the title company, building department, Seller’s counsel, and multiple expeditors. During this time, we communicated daily, if not multiple times a day, all of which are documented. Your calls were always returned within a day, most of the time within a few hours. Thereafter, I was able to negotiate a $20,000 credit from the Seller towards your Purchase. I worked diligently on your side the entire transaction. At the end, you and your family decided not to move forward. After which, the entire downpayment was returned in full and the title examination costs were reimbursed to you by the Seller. All through the efforts of my firm. As far as your payment for my legal services, that can hardly be called extortion when it is payment towards services that spanned more than 2 months easily add up to over 20 hours of work. I understand that you may be upset that the transaction did not result in your purchasing your home. However, that disappointment cannot be directed at your advocate.
