A True White Shark in Real Estate Law

If you’re looking for a real estate attorney who fights for his clients, Guy is the definition of a white shark as I call it. From day one, he was incredibly responsive, replying to emails promptly, taking calls whenever needed, and guiding us through every step of the process. What truly set him... apart was his ability to navigate a very complicated condo closing. Our lender, Chase, created significant delays and confusion regarding HOA insurance requirements and condo approval. We spent days going in circles until Guy stepped in, challenged their interpretation, and clearly explained what was actually required. Not only did he help get the deal across the finish line, but he also negotiated and secured concessions that exceeded our expectations. His attention to detail, persistence, and willingness to advocate aggressively on our behalf made all the difference. Buying a home can be stressful, but having Guy in your corner gave us confidence every step of the way. If I ever purchase another property, he will be my first call. I cannot recommend him highly enough.

Helpful Advocate for Home Buyers

As first-time homebuyers we had a lot of questions about various documents and procedures and Guy helped us navigate the process and advocate for us the whole way. There was a last minute issue right before close and he was on top of it, responding in a timely matter and helping us coordinate everyon...e when it mattered most. Despite his many engagements he was professional, friendly, knowledgeable whenever we talked and took us to the finish line to a satisfactory closing.

Clear communicator and suggests unbiased opinions

This was my first home buying experience and was super worried to begin with. A friend of mine referred me to Gaetano. Firstly, Guy clearly indicated that I am the initiator of any step / the one who is the decision maker with Guy's support. The clear indication of roles was helpful for me to move th...rough each step of the way and communication with gazillion people involved in the process. Secondly, I appreciate the patience for his quick communication via email/ text/ phone. Thirdly, Guy also helped me in the HOA negotiation process right before closing where information was not presented as at the offer time. We succeeded in the proposition and quickly got a credit. I really appreciate his initiation and support in this. Additionally, he explained each and every line in the closing disclosure from scratch, which is more than helpful for someone who is closing tmrw and nervous, although I was knowledgeable of all the numbers. The explanation is necessary! Overall, I would definitely recommend Guy for home closing process and would suggest the buyer to be clear of when and what they need support from him. It's a two sided effort and he makes it easy.

Poor communication and withdrew during closing

We worked with Guy Marretta as first-time home buyers. Our experience was stressful and, ultimately, he withdrew from our case mid-transaction, leaving us to recover during a critical stage. I’m sharing this so others—especially first-time buyers—know what to watch for. 1. Communication issues Re...sponse times were often 2–3 days (sometimes longer or no response), which is problematic in a time-sensitive real estate transaction. This contributed to delays in addressing critical issues—including a tax lien that later blocked closing. 2. Missed or delayed guidance on key items We had a tax search showing taxes owed by the seller and raised it early. We were told it wasn’t an issue, but weeks later a tax lien blocked closing. We asked for a review of specific condo documents (including sections related to tax assessments). That review did not happen. 3. Professionalism concerns At times, questions were met with reluctance or comments suggesting certain tasks were “clerical.” We were also asked to coordinate changes to legal documents through the realtor, which we had expected our attorney to handle. 4. Withdrawal mid-transaction After the tax lien surfaced post-loan approval, our attorney withdrew from the case during closing. This was the most difficult part of the experience, as it left us without support at a critical moment. We did share feedback about communication early on and saw brief improvement, but it wasn’t sustained. Buying a home—especially your first—requires clear guidance, proactive issue-spotting, and steady communication. That wasn’t our experience here.

I am sorry to hear that this was your impression of the representation. I take client communication and real estate deadlines very seriously, particularly for first-time home buyers. That said, I am unable to verify the transaction or client relationship from the information provided in this review. I also do not recognize the circumstances described, including withdrawing during closing, delegating legal document revisions to a realtor, or advising that a seller tax lien was not an issue. As these are not consistent with my well-established practices, as noted in my other client reviews. Great experience, trusted advisor.

We worked with Guy for the purchase of our condo in Jersey City and had a great experience from start to finish. He was extremely responsive, patient with our many questions, and took the time to explain every step of the process clearly. What stood out most was his attention to detail.
