The "too good to be true" type of lawyer you deserve to work with
I have been working for Christ for quite a while in several cases and inquiries about landlord-tenant issues. First of all, I got to say he is 100% expert in his field. He's not just proficient with all the details and nuances of general legal codes but also very familiar and up-to-date with temporary and local decrees that are specific to each town. He is scrupulous but will catch opportunities to strike and he is very effective. The most impressive part about him is his responsiveness. It happens frequently that I responds to his email after days but he will respond my emails within an hour, and he's consistently doing that. I have a tenant in Malden that is very aggressive, spiteful and consistently harass me to make me angry and unable to sleep at night, while not paying rent and with me consistently calling for all sorts of services that are not actually needed, yet she's protected by moratorium. She even throw dog feces at her neighbor tenant and threatens to get her neighbor deported. My previous lawyer takes 13 months to communicate patiently with her and tell me to communicate politely and patiently with her no matter how she provoke. While this is safe measure I almost got mental decease out of such torture. Yet no active measures have been taken. We told her to apply for RAFT yet she always tries to miss one or two documents in every application and enjoys getting me tortured and seeing me unable to get any compensation. When I transfer the case to Christ. After reading over all the facts, documents, hundreds of text message exchange, he confirmed with me the plan of action and returned to me with a strong-worded 7-day notice to quit within the same day. Actually after confirming with me, he only takes an hour to send me the notice and immediately ordered constable service to deliver it to the tenant. The tenant receives it the next day and the Metro Housing contacted me the immediately to tell me I can get the $30k+ back rent if I did not pursue eviction. It's something I never expect to get back. I really appreciate Christ's professionalism and efficiency. He is also extremely responsive and cost-efficient. He never overcharge you for simple tasks. If you were told during the moratorium that there's a very pure 5-star landlord-tenant lawyer with 10/10 avvo rating who can responds to you within the same day, or at most within two days, that is also very cost-efficient with your bottom line, who speaks in good manner and pleasant to work with, it's almost like someone's promoting something that only exists in dream. But here he is, the true professional you deserve, whether you're the landlord or the tenant.

I found Chris Saccardi and Ed Rice's information online when I Googled best Tenant Attorney in Boston, and their information came up first. These guys truly are the best, so Google was extremely accurate! Chris and Ed worked extremely hard on a complex detailed case for me for 3 years that resulted with a positive resolution. The subject of the case was traumatic, and I knew I needed a good support system when I realized the situation I was in wasn't getting any better and was actually getting worse. They are extremely patient and professional and knew exactly how to handle dealing with me as a client when my emotions were running high. They both did an unbelievable job and worked extremely hard, I couldn't have asked for any better. Their dedication, determination, professionalism, knowledge and passion for law is top notch. I found Chris's contact information online after searching for landlord-tenant attornies in the Boston area. My landlord was unjustly withholding our security deposit and I reached out to Chris for help. He has very thorough in his review of our documents and was very clear about what the process would look like if we secured his services. Chris' clear communication and professionalism was much needed to resolve the security deposit issue. I really appreciated how much time he spent understanding the history and intricacies of our situation. After several months of negotiation with our former landlord, he was able to reach a settlement without going to court. We're very glad we decided to secure his services.

Excellent, responsive - very glad we hired Chris
Chris handled our case with incredible professionalism. His knowledge of landlord-tenant law was superior to any lawyer we talked to when we were exploring our options on how to respond to a landlord ignoring unlivable conditions in our apartment. A fantastic and knowledgable attorney
Chris is a fantastic attorney who specializes in landlord/tenant situations. I hired him in January 2018 for an eviction, and my only regret was that I did not hire him sooner! Not only is Chris knowledgeable of MA landlord/tenant laws, but he is professional, personable and great to work with. Before I hired Chris, I tried to walk through the legal process on my own, only to have my case thrown out due to a minor technicality. I hired Chris based on excellent reviews on for a long and complicated tenant-landlord dispute, involving eviction proceedings, returns of deposits, etc. Chris has been excellent at every step from the beginning - attentive, highly intelligent, very responsive and available, always serious and to the point but with a tinge of refreshing humor. I especially appreciate Chris's integrity and honesty in dealings, working hard to win, but also to save me money.The guy is successful really loves his job and working with people. Excellent Expereince
I retained Chris Saccardi to guide me through the process of evicting tenants who had stopped paying their rent. He responded within a day to my initial inquiry, and after I hired him, was almost instantly responsive to all my questions and in drafting the legal documents to get the eviction process going. His approach is calm, sensible, and knowledgeable. He clearly explained the issues and options, and what my and the tenants' rights were. I particularly valued that he helped me strategize how to communicate with the tenants in a way that kept emotions (on both sides) from escalating. As a result, we didn't need to go to trial, and the legal costs were kept to a minimum. When I found the next tenants, he looked over the lease and made some important revisions. I recommend Chris very highly, both if you are a landlord or a tenant. I was seriously considering selling my property before I found Chris, because being a landlord in MA is not easy. Knowing that I can call on him for help and advice has persuaded me that I can keep the property and be comfortable that I have the right legal expertise to protect myself.

Excellent legal representation for an out-of-state landlord
I highly recommend Chris Saccardi's services in landlord-tenant legal matters. We had tenants in our rental property in MA who made endless demands for repairs, got the housing inspector to issue a citation, and refused to pay the remaining rent on the lease (8 months). We were out-of-state landlords which made things more difficult. After going through two other attorneys, we hired Chris to handle our case. We decided to evict these tenants. At every step of the legal proceedings, Chris: - patiently and clearly explained the options in front of us, with pros and cons - described what he thought the other side could do in response to our actions, and things usually turned out the way he anticipated - dealt with the other side's attorney skillfully and gracefully - accommodated our schedules, responded promptly to our queries and gave us sound and wise legal advice - had an eye out for costs. We felt he always had our best interests at heart - was never patronizing or pushy Most importantly, Chris helped get the tenants out of our property before the end of the lease without the need for a trial.

Landlord with Tenant issue
I had a situation where a tenant did not inform me of an issue with my property for many months and did not relay in any detail what was the sporadic issue. Instead a lawyer relative of the tenant decided to complain on their behalf in great detail with possible legal action and compensation requirements. This was after many months of an apparent issue that I had not been informed about by the non-communicative tenant. I was very concerned as it was all a big shock to me due to the long delay in the tenant communicating and I felt unsure of the next steps and what could happen to me legally. And of course I wanted to know my rights at this point in time. I needed a lawyer quickly who understood all the legal possibilities as a Landlord and as I have moved from the area I had to decide by searching online. I chose Chris based solely on all the great AVVO reviews he has had on his website and his specialty. I was able to send him detailed emails and had some lengthy conversations to get him up to speed with the correspondence I had received. Chris immediately put me at ease with his professionalism and sympathetic manner; he calmly read all my correspondence and made notes about my predicament. Chris went through all the possible scenarios and ways to handle different situations. He prepared me for all future situations but made sure we addressed all current possibilities without having to escalate the situation. For all continuing correspondence, Chris created replies and advised me on every step of the process and continued to defend my rights as a Landlord. Thoughtful, helpful, hard working lawyer
My tenants didn't pay rent for over six months. I was searching a lawyer to evict the tenants. After read his good review, and called MA lawyer association for reference, I decided to hire Christopher Saccardi. It turned out is a right choice. He worked very hard. The Perfect Choice
I live in California. In Fall of 2014, I learned of the sudden death of my co-investor of an East Boston property. Our lease tenant then made the decision to stop paying rent. In early January 2015, based on the many strong Avvo reviews I read, I contacted Chris Saccardi. From the start, Chris was impressive. He responded immediately to my request for his help, and accepted my case despite the distance. Based on the pertinent facts, he educated me on all possible approaches and outcomes. Chris, being the fair person he is, began by reaching out to the non-paying tenant, to no avail. He then quickly started the eviction process, which in March resulted in nearly all arrearage being paid. I was relieved and grateful as I realized that the process could have taken much longer than just a couple of months, and I could have easily been out significantly more money. Thoughtful, helpful, well-informed advice
In trying to deal with a nuanced and complicated tenant and sub-tenant issue in Boston, Mr. Saccardi was a great help. He went above and beyond a simple consultation. After a "discovery" call, we conducted the rest of our interactions by email. He was clear about our options (even if we didn't like them) as well as the risk we took if we didn't consider them (he presented these in a professional and non-judgmental way).
