No timely response and very rude all along

When I first asked Emil with regard to the demand letter by my tenants' attorney, he asked me to send him my response letter. On the second day of daunting task of writing a response, I called to get Emil’s email address, he then asked me send a summary which was far more manageable request. He wo...uld get back the next day after receiving my summary but he did not. As I did not hear from Emil over a week, I thought he would not take the case. So I frantically started preparing response letter in remaining days to be within the limit since Emil was not sure when the 30 day ends by saying “the 30 day is a gray area” . (I received the certified letter a week after post mark ) . My husband and I dropped everything else to work on the letter for two weeks and barely sent off certified mail a week before the dead line. Next day Emil sent me an abrupt email accusing me of not sending him a copy of “Notice to Quit”. So I gave him the benefit of doubt thinking he got confused and clarified that he never asked for that and instead Emil was supposed to get back two weeks ago. He responded that his move into cooporate office delayed ( I later found from his secretary that he never moved from the current office). After some phone tagging, Emil called next day asking about the demand letter contents. I responded him that I already finished the response and sent off since we had left only several days to allow the certified mail delivery. I asked Emil, though, to represent me in the future since the matter with my tenants was likely to continue. For which Emil agreed and asked for a copy of my response letter (17 pages long) and I did sent him. However, he suddenly said that he was busy with other case and referred another attorney to bring my case. That referred attorney sounded very old and tired. He asked me resolve any issue with the tenant and come back to him. If I could resolve any contrived issues my tenants have, I would not need an attorney. I thought Emil at least read the demand letter ( although it was too late) the morning he called, I was going to hire him but he evaded me and his referral was terrible. If he was too busy, he should have referred a decent one. Emil seemed to have attitude and does not feel anything wrong for leaving the client stood up for two weeks approaching 30 day limit and came up with a lie for the delay and repeatedly asked me to go to Jerry, his referral. If Emil does that to you, don’t go to Jerry.

He came to court and worked with us through the mediation process-...- helping us come to a fair and enforceable agreement. Emil made a distressing situation bearable, and it did result in the eviction that was so important for us. Smart, kind and very effective

Knows his stuff better than anyone else we worked with.

Attorney Ward and associates were the 3rd firm we hired to evict our extremely difficult tenants. After a 3 years of struggling with the Massachusetts courts to remove the tenants from the home, Attorney Ward was the only one who made any progress and was ultimately successful. He brought in his own ...experts to inspect and verify conditions and damage at the home and to testify in court. He was even able to get our homeowners insurance to cover most of his fees. No other attorney we worked with seemed to know enough about the laws and workings of the system to prepare an airtight strategy, or the experience to even suggest that homeowners insurance should cover the bill. We're grateful to Attorney Ward for bringing a satisfactory end to a 3 year nightmare.
