Just The Air Needed
After enduring an issue with a tenant for several years, it appeared that there was no way to quickly resolve the matter, and that a long court battle was ahead. Thousands of dollars had been lost because of unpaid rent. The rental unit was greatly neglected by the tenant, and it seemed that legally there was more protection for the tenant than the landlord. Most disturbing, the tenant was family...and the issue was presenting the threat of holding up the sale of the house as the closing date quickly approached. There seemed to be nothing left but a fog and heavy cloud that plagued the entire situation. Then came a referral to Emil Ward. Emil carefully considered the matter, indicated his willingness to take the case, and he was hired. Emil moved forward gracefully, illustrating the most efficient handling of the situation. Not only did he act efficiently, immediately issuing a 30 day vacate notice to the tenant, but he also provided instantaneous legal advisement to the landlord, contributing to the release of a lot of tension and stress, which was just the air needed for a breath of fresh air. Throughout the process, Emil was always professional, and had the presence of a friend who was very easy to talk to during a difficult time. His timing was perfect in every step of the process; and working with such skill, he was able to assist in settling the matter within a month or so without going to court! Because of negotiations by Emil, the tenant agreed to take the settlement offer, and moved out without any problems before the closing date, allowing for a smooth sale of the house. Attorney Ward and associates were the 3rd firm we hired to evict our extremely difficult tenants. After a 3 years of struggling with the Massachusetts courts to remove the tenants from the home, Attorney Ward was the only one who made any progress and was ultimately successful. He brought in his own experts to inspect and verify conditions and damage at the home and to testify in court. He was even able to get our homeowners insurance to cover most of his fees. No other attorney we worked with seemed to know enough about the laws and workings of the system to prepare an airtight strategy, or the experience to even suggest that homeowners insurance should cover the bill. We're grateful to Attorney Ward for bringing a satisfactory end to a 3 year nightmare.

We Highly Recommend Emil
Emil Ward was exactly who we needed to help us resolve the situation with our tenants; there is no way we could have proceeded without him. Our tenants were lawyers who showed a lack of attention to details prior to moving in but then proceeded to use their knowledge of the legal process to withhold rent and make accusations in any and every aspect they could, from habitability to lead to incompetence. Over and above expectations!
I am a real estate agent and I recently worked with Attorney Ward on a residential real estate sale where we represented a difficult buyer. Reliable Lawyer with Confident Knowledge
I worked with Emil when their was a tenant issue. Emil was so confident in what he was saying and doing, and I was able to totally count on him.
He seems to have worked only for landlords for years. His expertise was something a landlord who has an issue can totally reply on. He represented me for important things in an excellent way, so that I can resolve issues.
When I asked him questions, he usually had solid answers.

I was in desperate straits because of a nonpaying tenant. I called Ward & Associates. The call was promptly taken, I actually spoke to Mr. Ward, my case was handled quickly for the price quoted. Emil is great to work with on landlord-tenant law
Attorney Emil Ward is affable, a good listener and easy to talk to. He has always treated me in a collegial but highly professional manner.
Emil is easy to work with. He makes a point of asking me if he has answered all of my questions every time we speak. He also has made a point of offering me the option of doing some of the preliminary non-legal document preparation myself. This has reduced the number of hours he has worked on my behalf and has saved me money.
Emil has helped me on several occasions with landlord-tenant issues. On very short notice he has given me expert advice in situations with rapidly approaching deadlines. He has helped me craft landlord-tenant agreement documents that put me in a very strong legal position regarding rapid resolution of landlord-tenant conflicts. This will minimize my need for legal advice in the future.

Best Attorney EVER
As landlords, my husband and I were involved in a very nasty court case with a tenant who alleged all sorts of claims against us, such as discrimination and lead paint violations. We had gone through several years of litigation, through several lawyers and spent tens of thousands of dollars on lawyers' fees but were at the point of paying $25,000 to settle the case. Although we had not done these things, we just wanted to get this disastrous situation out of our lives, so we seriously considered paying the money. However, we contacted Atty. G. Emil Ward in a desperate act to avoid a truly unjust result. When he came on board, he came up to speed quickly and efficiently. He corrected some procedural issues which had left us without certain crucial testimony of a witness three states away, which he miraculously obtained. He savagely attacked the other side again and again with great legal work. He simply would not quit before righting the wrongs done to my husband and me by the other side, which included the state of Massachusetts as one of the parties. The case finally ended with a nomimal cost to us. We were extremely pleased with the services of Ward & Associates and would highly recommend them to anyone, especially landlords in legal trouble. They simply will not quit as long as there is a good legal or ethical ground to stand on.

Not helpful
Was evicting tenants many years ago(who'd never paid rent and had no kids) and he'd say I was 'all set' after sending a letter etc yet the tenants hadn't left. This happened twice. I hired a lawyer to be tenacious and protect me from some of the distress associated with an awful situation -- neither happened.

I seldom review the site, because, AVVO has been such a good source of business for us and thus did not know of this comment before now. But, to this comment having recently been brought to my attention, I will respond. I have no idea who this person is. The statements here do not remind me of any such client. I seldom, if ever use the phrase " all set" to explain the results of our efforts. In 40 years of helping clients, we have had very few issues arise between ourselves and our clients. If they are brought to our attention, we try to immediately communicate with the client, determine the source of the problem, and try to resolve it. There are, of course, times when the client may not understand or be happy with the limits of the law, nor our explanations of what we can and cannot do for them given their situations. In very tenant-favorable state like Massachusetts, this happens. There are also times when a client just will not be satisfied. Inevitably in 40 years of practice someone will be unhappy. If the person who wrote this would communicate with our office, we will be happy to talk through whatever issues the person had/has with our services.

Awful lawyer no results
Emil could not win a slam dunk case on back rent due by tenants. He and his associate Andrew never got the full information and allowed the judge to vacate the motion and ultimately rule in favor of tenants for missed rent. There was no case by the tenants neither did they have a lawyer. He is just happy to collect your money, will do nothing to win.

No timely response and very rude all along
When I first asked Emil with regard to the demand letter by my tenants' attorney, he asked me to send him my response letter. On the second day of daunting task of writing a response, I called to get Emil’s email address, he then asked me send a summary which was far more manageable request.
He would get back the next day after receiving my summary but he did not. As I did not hear from Emil over a week, I thought he would not take the case. So I frantically started preparing response letter in remaining days to be within the limit since Emil was not sure when the 30 day ends by saying “the 30 day is a gray area” . (I received the certified letter a week after post mark ) .
My husband and I dropped everything else to work on the letter for two weeks and barely sent off certified mail a week before the dead line. Next day Emil sent me an abrupt email accusing me of not sending him a copy of “Notice to Quit”. So I gave him the benefit of doubt thinking he got confused and clarified that he never asked for that and instead Emil was supposed to get back two weeks ago. He responded that his move into cooporate office delayed ( I later found from his secretary that he never moved from the current office).
After some phone tagging, Emil called next day asking about the demand letter contents. I responded him that I already finished the response and sent off since we had left only several days to allow the certified mail delivery.
I asked Emil, though, to represent me in the future since the matter with my tenants was likely to continue. For which Emil agreed and asked for a copy of my response letter (17 pages long) and I did sent him.
However, he suddenly said that he was busy with other case and referred another attorney to bring my case. That referred attorney sounded very old and tired. He asked me resolve any issue with the tenant and come back to him. If I could resolve any contrived issues my tenants have, I would not need an attorney.
I thought Emil at least read the demand letter ( although it was too late) the morning he called, I was going to hire him but he evaded me and his referral was terrible. If he was too busy, he should have referred a decent one.
Emil seemed to have attitude and does not feel anything wrong for leaving the client stood up for two weeks approaching 30 day limit and came up with a lie for the delay and repeatedly asked me to go to Jerry, his referral. If Emil does that to you, don’t go to Jerry.
