After enduring an issue with a tenant for several years, it appeared that there was no way to quickly resolve the matter, and that a long court battle was ahead. Thousands of dollars had been lost because of unpaid rent. Most disturbing, the tenant was family...and the issue was presenting the threat of holding up the sale of the house as the closing date quickly approached. Because of negotiations by Emil, the tenant agreed to take the settlement offer, and moved out without any problems before the closing date, allowing for a smooth sale of the house.
