Just The Air Needed

After enduring an issue with a tenant for several years, it appeared that there was no way to quickly resolve the matter, and that a long court battle was ahead. Thousands of dollars had been lost because of unpaid rent. The rental unit was greatly neglected by the tenant, and it seemed that legall...y there was more protection for the tenant than the landlord. Most disturbing, the tenant was family...and the issue was presenting the threat of holding up the sale of the house as the closing date quickly approached. There seemed to be nothing left but a fog and heavy cloud that plagued the entire situation. Then came a referral to Emil Ward. Emil carefully considered the matter, indicated his willingness to take the case, and he was hired. Emil moved forward gracefully, illustrating the most efficient handling of the situation. Not only did he act efficiently, immediately issuing a 30 day vacate notice to the tenant, but he also provided instantaneous legal advisement to the landlord, contributing to the release of a lot of tension and stress, which was just the air needed for a breath of fresh air. Throughout the process, Emil was always professional, and had the presence of a friend who was very easy to talk to during a difficult time. His timing was perfect in every step of the process; and working with such skill, he was able to assist in settling the matter within a month or so without going to court! Because of negotiations by Emil, the tenant agreed to take the settlement offer, and moved out without any problems before the closing date, allowing for a smooth sale of the house. Hiring Emil was just the air needed to dispel the fog and move the clouds away. It is truly believed, that it was no mistake that Emil was the right attorney for the job. His level of professionalism, experience and skill in housing matters, brought just the air needed to refresh a toxic landlord situation, and in fact also helped to preserve a family relation.

No timely response and very rude all along

When I first asked Emil with regard to the demand letter by my tenants' attorney, he asked me to send him my response letter. On the second day of daunting task of writing a response, I called to get Emil’s email address, he then asked me send a summary which was far more manageable request. He wo...uld get back the next day after receiving my summary but he did not. As I did not hear from Emil over a week, I thought he would not take the case. So I frantically started preparing response letter in remaining days to be within the limit since Emil was not sure when the 30 day ends by saying “the 30 day is a gray area” . (I received the certified letter a week after post mark ) . My husband and I dropped everything else to work on the letter for two weeks and barely sent off certified mail a week before the dead line. Next day Emil sent me an abrupt email accusing me of not sending him a copy of “Notice to Quit”. So I gave him the benefit of doubt thinking he got confused and clarified that he never asked for that and instead Emil was supposed to get back two weeks ago. He responded that his move into cooporate office delayed ( I later found from his secretary that he never moved from the current office). After some phone tagging, Emil called next day asking about the demand letter contents. I responded him that I already finished the response and sent off since we had left only several days to allow the certified mail delivery. I asked Emil, though, to represent me in the future since the matter with my tenants was likely to continue. For which Emil agreed and asked for a copy of my response letter (17 pages long) and I did sent him. However, he suddenly said that he was busy with other case and referred another attorney to bring my case. That referred attorney sounded very old and tired. He asked me resolve any issue with the tenant and come back to him. If I could resolve any contrived issues my tenants have, I would not need an attorney. I thought Emil at least read the demand letter ( although it was too late) the morning he called, I was going to hire him but he evaded me and his referral was terrible. If he was too busy, he should have referred a decent one. Emil seemed to have attitude and does not feel anything wrong for leaving the client stood up for two weeks approaching 30 day limit and came up with a lie for the delay and repeatedly asked me to go to Jerry, his referral. If Emil does that to you, don’t go to Jerry.

Over and above expectations!

I am a real estate agent and I recently worked with Attorney Ward on a residential real estate sale where we represented a difficult buyer. Attorney Ward went over and above the call of duty, keeping both buyer and seller sides focused on the end game; the sale of the property. He handled a number ...of issues and concerns from both parties with professionalism and was a key component to bringing this sale to the closing table.
