My lawyer schooled the other folks' inexperienced lawyer about adverse possession law

We bought our home in 1990. We had serious wind storm damage to the fences in 1996, and we rebuilt the fences on the same locations in 1997. In 2005 the longtime owner/landlord of the rental house behind me proceeded to tell me my fence was on his side of the property line as per a surveyor. I disa...greed, told him it was always in this spot, I simply rebuilt the fence with new materials in the same fence line including noting to him that their own gate to access their backyard was still intact and is now attached to my new fence just as their gate had been attached to my old fence with no changes to the fence line. I asked why are you contacting me now, 8 years after the fence was rebuilt, where have you been all this time? The disagreement continued so he got his lawyer involved, so I got a lawyer as well, Dwight Bickel a real estate and title lawyer. I was able to provide photos I obtained from the previous owner of my home showing the fence line and his family of young kids playing in the yard which clearly showed the age of immature trees and location of the fence and gate, confirming the fence was rebuilt the same way and location as it had always been. They proceeded to accuse me of moving my plants and trees to accommodate a moved fence. My lawyer said this a classic case involving Adverse Possession. My lawyer schooled the other folks' inexperienced lawyer about Adverse Possession law, and that the case will be decided on the facts of possession, not the survey which does not establish ownership and at this point is no longer relevant. Dwight Bickel handily helped me clear this boundary dispute case, easy and simple. The owner/landlord had all these years to open a case and file an action for trespass, and they did nothing. The fence has been the boundary for all these years. I am the legal owner of the land and fence right where they stand. We never had to go to court. Case Closed. Dwight Bickel is a great lawyer and I highly recommend him. Thanks Dwight !!!
