The bank is correct and being truthful. Your husband's name cannot be taken off the mortgage unless there is a refinance or a sale of the property.
Will zillow work for a house appraiser in divorce court or should i have it done by a appraiser ?

I don't find Zillow or appraisal very accurate. If you need a really accurate value, use a licensed appraiser.
