As a business owner of an internet based company looking for a larger office space I found one that suited my immediate needs. I viewed the office 3 times and asked the property managers several questions to confirm my needs if I committed to the unit. One very specific need to my business is the acc...ess to high speed internet. I asked the property manager if there was high speed internet to the unit and she confirmed, in fact there was for multiple providers. That made me feel great because I liked the location, the neighboring businesses, office layout and the size of the unit. After the 3rd visit to the property, I committed and wanted to move forward with a 1 year lease. So, the next day (February 8th) they had the lease drawn up and all the terms were agreed upon. Keep in mind I had asked about 5 times regarding the access to high speed internet, which providers I can subscribe to and they continued to confirm that once I get the keys, I can call and setup the internet service. The property management allowed me early occupancy on Feb 15th so I can get setup and moved in by the lease start date of March 1st. On the 15th I meet the property manager at the unit, we walk through, sign the lease and I get the keys to the office. She shakes my hand and says congratulations and we go our ways. I'm excited and go back to my old office to start packing up to move. The next day we start moving stuff into the office and I send an email to Spectrum, who was my current provider at the time at my old office, so I can have the service transferred. The next day I get an email back telling me I cant get Spectrum there because there is no service established to the building. The property manager mentioned to me there was a tenant who had Spectrum in the past so I was confused. So I called another Spectrum office and the confirmed service was never installed to the building ever. So, I go on to contact AT&T and get the same answer. There was no high speed fiber cables running into this office building at all. The tenants in the building were all running on dsl dial up internet through the phone port, which is not going to work for my business needs. I emailed the property manager to get on it and she got the same answer and said I need to pay several thousand dollars and $600/month to get the lines ran to the unit. I was not expecting this, so I went to seek out the help of Shanna Welsh-Levin. I told Shanna the story in detail, and she gave me some good suggestions. I accepted the fact that I couldn't occupy the unit anymore and we moved forward with her advice to write a letter to terminate the lease. She did advise me that I was tied into the lease for 1 yr and it could turn into losing my deposit and rent and still be on the hook for the remaining months of rent. I read the letter she drafted and it had the scariest language, which highlighted the facts that I was lead on to believe there was high speed internet service to the unit, prior to the lease. I thought immediately this would make the property manager want to end the lease and return my deposit and rent back. I sent the letter over to the property management company that day and 2 days later they agreed to end the lease and refund my money in full. After getting the news, I went and removed everything out of the unit and back to my old office for the time being. This is clearly a case where I needed legal help to get out of this and Shanna lifted all of the stress once she understood my situation and told me how to fight the battle. Shanna has that 'teacher-approach' when it comes to real estate law. There are not many attorneys that posses this quality and I appreciate it greatly; there are so many facets to this area of law that you NEED an expert especially with the CA laws the way they are. From the simple things to the most... complex of cases, I trust Shanna to handle anything we can bring her. The final piece of advise I can think to give is just talk with her; she will tell you if she can help you or not; another quality that I admire in a professional in any industry.

I rarely leave negative reviews, but I am compelled to share my dreadful experience with So Cal Realty Law Firm in San Diego, as I feel completely deceived and misled. I hired them outside of Avvo to handle a simple eviction and paid a $2,500 retainer without hesitation, expecting professional and co...mpetent service. What I received instead was a complete lack of professionalism and poor communication, leaving me frustrated, financially out of pocket, and without a resolution. I was assigned an attorney, Jim Delaney, who seemed completely out of his depth. From the start, he told me that I could represent myself, even though my home is held in a Trust. This advice was completely incorrect. When I asked him for case law to support his statement, he claimed he misunderstood my situation, which was far from reassuring. After weeks of “reviewing” my documents, he told me he wasn’t even sure if I was the Trustee of my own home! Despite providing all the proof he requested, he insisted on arguing with me, displaying a lack of competence and an unwillingness to listen. The entire experience was frustrating. They were quick to bill me, racking up $360 in charges for reviewing a few pages of my lease—after a week of doing absolutely nothing substantive. I’m not a novice; I’ve been a Trustee before, so to be treated like I didn’t understand my own situation was insulting. Despite my repeated requests for clarification and a refund—four times in total (twice via the client portal, twice over the phone)—they have done nothing but ignore me. I feel as though they’re more focused on billing for trivial tasks than providing actual legal assistance. I now find myself out $2,500 with no resolution and no accountability. I’ve given them every opportunity to rectify their mistakes, but they have failed to do so. I would rate them zero stars if I could. It’s clear they care more about their fees than their clients. To anyone considering their services, I urge you to look elsewhere. I wouldn’t trust this firm to handle a simple eviction, let alone more complex matters. Their responses to negative reviews seem like a pattern of deflection, so I’m not expecting a meaningful reply here—just my refund, which I’m still waiting for. It’s sad that it’s come to this, but I’m left with no choice but to share my experience publicly in the hope that it prevents others from making the same mistake I did.
