Mr Greer was enthusiastically helpful to me and provided several actionable tasks to provide forward traction with my case. He clearly has much experience with large , multi-unit complexes, HOAs, construction law and practices as well as keen insight into human nature and it’s foibles. I consulted Mr. Greer because my seller wants to rent back 2 weeks after closing. Mr. Greer was very kind and knowledgeable and advised me on which form to fill out for this situation. He also recommended to have the seller keep their home insurance during the rent-back period to protect our house. He practices in both in CA and CO and highly recommend him for your legal needs. Extremely helpful and informative!

Easement Issue
My case involved an easement issue. Jim reviewed the documentation and photos that I provided and spent a sufficient amount of time discussing it with me at no charge. He then laid out a legal strategy and several options for his involvement, with fixed prices for each. He acted quickly and kept me informed at each stage. Aside from his efficiency and competence, I found him to be friendly and pleasant to work with.

The Best Experience and Perfect Clarity
A subcontractor put a lien on my house because of a dispute after the original contractor I hired went bankrupt. Not knowing the legal terms and receiving a threatening letter from a lawyer with large dollar amounts in it and then papers from the court, I was about ready give up. James talked with me on an initial phone consultation and immediately made me feel less threatened by the situation. He worked with me and provided support at each step of the process with crystal clear transparency of his communications with the opposing party. Every question I emailed him was answered faster than I would expect (many within minutes) and with assertive professional verbiage that required no further explanation. James understood my lack of knowledge on the matter and gave me the comfort I needed by showing what was going on at any given time and what to expect in the near future. He went above and beyond the resolution of the issue at hand with his help for me to properly open a claim against the bond of the original contractor. The dark cloud has lifted and I can breathe easier now. I highly recommend his services for matters similar to mine.

Utterly Outstanding Experience
My wife and I were having an issue with some former buyers of our house who decided not to go through with the sale and the house fell out of escrow (as was their right). The former buyers then came to us to try and recoup inspection fees, appraisal fees etc...and threatened us with a small claims court action. We contacted Jim, had a wonderful conversation which lasted well beyond the 15 minutes contracted and he advised us on a course of action. We hired him on the spot and within 3 hours Jim had seen, read, and absorbed all the materials we needed him to see and then he delivered a letter to the former buyers that was so on point both legally and morally that my wife and i are still stunned at its accuracy This guy is the real deal. We could not be more pleased with Jim and recommend him to anyone having any type of real estate issue.

Exceptionally knowledgeable and unbelievably compassionate
Jim Greer has definitely changed my opinion of customer service and lawyers. He returned my phone call promptly and even though I missed that call, he followed up shortly after and we discussed my legal options. Attorney Greer's knowledge of real estate and the laws relating to construction blew me away. He offered big pictures that I could clearly understand and then explained the more nuance ideas in a logical manner. As someone not at all familiar with the law, he answered my many questions professionally and compassionately. I spoke to a couple more lawyers who took much longer to return my calls and they didn't come close in terms of their knowledge and ability to explain plans of action.

Very knowledgeable and homeowner-friendly attorney
I'm a homeowner who was defrauded by a general contractor. I saw James Greer's online response to another homeowner who had a similar situation so I decided to call James for advice. I ended up deciding not to pursue any legal action against the contractor but was very impressed with James' knowledge and experience in this area of law. I previously discussed my case with numerous construction law attorneys but none of them were able to give me a clearer picture of all the legal issues, California statutes and case law at issue (I am an attorney myself but I don't practice construction litigation). More importantly, James Greer was able to provide me with many practical options to seek financial compensation from the contractor other than resorting to legal actions and he was very knowledgeable about the operation of California contractor' license board and bond companies. Lastly, he was giving me free legal advice extremely patiently. You can sense this is someone who cares. I already recommended him to my friend who has a similar claim against the same contractor!

Sincere and highly knowledgeable
Mr. Greer is a pleasure to work with. He is efficient, knowledgeable and 100% trustworthy. He has helped us twice with two different matters and both times we've come out on top. Professional, honest and intelligent
We were having a dispute with our contractor on a residential remodel. Jim gave us great advice and information which allowed us to be in the best possible negotiating position. Since our contract called for arbitration (should it come to that), Jim's experience as an arbitration judge and lawyer was invaluable. He was very professional and friendly and I would definitely recommend his services to others.

Please read: Buyer Beware
I needed simple documents for a private loan. Mr. Greer is much more expensive than some of his competition, but I wanted to be sure this was done correctly. Not only was I overcharged, but the documents he sent me were not the correct ones for me to use. I had to obtain my own forms and no refund was offered for the useless documents I was sent. I have reached out several times for a receipt to use for taxes, but no response. This is presumably because I've asked for that portion of my payment to be refunded. You can find much better service at a lower price most other places.

This review is so hurtful. Some people are so impossible. The charge was exactly what was identified: four complex real estate documents, 1 and 1/2 hours of discussions, all for $800.00 (this was over 5 hours of legal work). The client wanted to self-record the attorney work product and got frustrated at that level. The client asked for a "receipt" (odd, as there was already a writing confirming the scope and the payment), which was supplied within a day of the request. Some people are impossible to work for - but I'll let 32 years of humble, respectful, timely, courteous, straightforward customer service speak for itself.

Worst experience .Unbeliveable!
I hired him to evaluate the HOA CC&R's and problem with the neighbor. he said he will call me to understand the case and review the CC&R's. he never called me,he did not read the Cc&R's. He send me an recommendation that did not even address the problem I had initially called him for. He said I can ask him any question regarding his recommendation for free. When I emailed him my questions. he asked me to send him another $500. he did not return the answeres to my questions. I was more lost and confused and had more question than before I had called him. This "client" was unprofessional and now has slandered my good reputation. First, she induced me to perform with a $750 retainer check that never had funds in the account and went NSF the day after I performed all of the contracted tasks. Second, I agreed to perform 2.5 hours (for said $750) for "review, analysis, recommendation"; I received and reviewed 88 pages of her neighbor and HOA dispute documents and her CCRS (1.0hrs), then drafted a 4-page Client Memorandum replete with analysis of all the disputes and claims presented to me in her "packet" and my recommendations (4 in all) for the legal steps she could consider (1.5hrs). At that juncture I had completed my contracted work. Next, I took her phone call wherein we spoke for 54 minutes and I answered ALL of the questions posed (this work was FREE as a courtesy to her). Minutes afterward she bombarded me with emails asking for more legal analysis of completely new subject matter, to which I politely informed her that these new (and odd) pursuits would require additional retained funds. The adage is true: "you help people for free, it comes back to bite you". All told, she has defrauded me out of the contracted fee of $750.00, the NSF Fee of $22.00, and the extra hour of advice beyond the contracted work. My 30-year career of providing highly respected legal work, together with serving as a volunteer in community service, should be weighed substantially more favorably than this rude and unprofessional outlier.
