Successful lease termination negociation

Prior to hiring Hass as our legal representative,we had been struggling for months just to establish a communication line with our landlord in the hope of resolving all the commercial real estate issues impacting our business negatively,but to no amend as all of our attempts were malignantly avoided ...or rudely ignored. Hass came on board at the end of October 2019, and negotiated a lease termination in about 10 weeks. Hass is ABSOLUTYELY the legal negotiator you want on your side as he will: - first educate you on all the legal risks and liabilities linked to your case, and hence empower you to make the right decision for your business, -secondly put in place a negotiation strategy to come to an as amicable as possible resolution of your business conflict, before engaging in any lengthy and potentially expensive Court endeavor. Hass did exactly that for us, and more.Hass will not give you false hopes, but will lay out the different scenario available to you, and he will be on your side all the way till the resolution.He is always a phone call away in any doubts, and remains true to his words till the end. Life has a way of connecting you with what you need, when you need it. Counsel on Commercial Property Agreement

In the beginning of our business venture, my husband and I were very skeptical of everything, even the people we associated with on a regular bases. With opening a new business, location is key, and when we found our Salons perfect location, we reviewed the Tenant agreement but had many questions abo...ut what we, as "future tenants", were liable for, so we contacted the Amazing Hassan Mehran Sadeghi, aka Hass. Hassan guided us through some questions that we had, advised us on how to properly negotiate lease terms, add in circumstantial abatements for Tenant Improvements and construction. Since we were the first tenants to be in the forty-eight hundred square foot (4,800sq ft) suite, which was an empty shell, we were going to have to pay contractors to put in ALL the plumbing, electrical, HVAC system, interior walls, lighting and flooring. These improvements were going to cost our business $155,000 to have done and would be a permanent feature for the suite, which would benefit the property owners greatly for years and years to come. Hass took our questions and multiplied them, with some that we wouldn't of thought to think of, but none the less, he informed us and advised us to counter the property management with some additional abated rent while the construction was underway and added in stipulations that would allow for the abatement to be contingent on the full construction of the salon buildout. Thanks to his AMAZING advice we were able to obtain, what some would consider, an unobtainable lease, in the world of tenant leases in our area. Now keep this in mind, our business is a very large, full-service beauty parlor & spa with on-site childcare (the 1st in the state). Our location is just a few minutes, from hundreds of wineries, to include; South Coast, Pointe, Wilson's Creek and more. So it's a great location FYI, if you didn't get that. Our property management respects us as tenants and as informed business owners because we sought the advice of counsel from the beginning. Thank you Hassan for your direct points and insight about property and tenant contracts. Hassan has a very realistic view of life and the laws that bind us. If you are looking for counsel on the "How to's & What to do's", Hassan is our your man. He's direct, no bogus lawyer hoops to jump, Hassan won't drown your ears in verbiage that only lawyers understand. He is quick to respond to text, calls and emails. By far the most down to earth lawyer that I have ever had the privilege of meeting and working with. Like always, thanks for the counsel and advice Hass.

I was refer to Hass by a trusted friend when my patience was running low as my business partner and I became indifferent. I immediately did my research on him and without question knew his style was exactly what I needed. I really didn't want anymore drama than there was already. He was honest abou...t his approach in handling the case. For as much time as he spent with me in the first meeting and the amount of positive feedback I was given, I was surprised to have him offer me a way out of hiring him. That showed me his passion for what he does. Throughout the process my anxiety and own personal transition was at a peak. He consistently checked in on me, updated me, gave me words of wisdom which made the dissolution of the business a peaceful split for myself. He did more than most friends would do, let alone an attorney. His ability to communicate his knowledge to all parties without superiority was proven to be effective.
