David Shein is a Board Certified Real Estate Specialist and, as a founding member of Shein Phanse Adkins P.C. , David Shein brings more than 25 years of substantive legal and business experience to the representation of the firm’s clients. David focuses on the representation of established and emerging companies and financial institutions in all facets of real estate acquisition, development, financing and leasing, including asset based lending, development planning and entitlement, venture formation, due diligence, strategic business planning, capital acquisition and financing, complex contract negotiations and mergers and acquisitions.
In the areas of real estate and commercial (asset based) financing, David represents both public and privately held companies and financial institutions in complex multi-state transactions throughout Arizona and the Southwest involving asset acquisition, development and specialized equity and non-equity financing formats, include securitized credit and related facilities, and traditional asset based lending. David also has extensive experience representing landlords, tenants and lenders in all aspects of commercial leasing. David represents developers and lenders in the acquisition, development, leasing, financing and/or sale of office buildings, shopping centers, multi-family projects, master planned communities, resort/golf properties, industrial properties, and single-family residential developments.
In addition to representing clients in connection with core real estate, real estate development and related financing and M&A activities, David handles a wide range of real estate related matters including loan enforcement, foreclosure, secured (UCC Article 9) transactions, low income housing (Section 42) tax credit transactions and Section 1031 exchanges. David is also an experienced mediator and maintains an active and successful Alternative Dispute Resolution practice.
David earned a Bachelor of Science degree in Business Administration (with distinction) from the University of Arizona in 1984, with a double major in accounting and corporate finance. He graduated from Arizona State University College of Law (cum laude) in 1987. David is a Real Estate Specialist, certified by the State Bar of Arizona – Board of Legal Specialization, holds the highest rating (AV) from the Martindale- Hubbell attorney rating service and has been consistently named as a top real estate lawyer by Best Lawyers®, Chambers USA® and Southwest Super Lawyers®. David is also a Judge Pro Tem of the Maricopa County Superior Court and a Member of the State Bar of Arizona Board of Legal Specialization.
