She is clueless

Terrible advice as other review mentioned. Kept saying she doesn’t know what rights occupants have.. it’s muddy.. okay??? so why are you practicing this type of law if you don’t know? I should’ve done my research before paying the consultation fee as I found out that she just got off a Fully Probate...d Suspension due to engaging in dishonest, fraudulent and deceitful practices with a client she represented. She knowingly made false statements and had to pay restitution. Chat gpt was more helpful, and FREE!

The woman who left this review has been attacking me across multiple platforms for the past two weeks because in our consultation I told her she does not have a good case. You can't violate the lease as an occupant and then expect to have a defense when the tenant gets evicted. She doesn't agree and as a result has been hell bent on attacking me and ruining my reputation on every platform. When one of her reviews is removed, she leaves another. I have flagged this one. And since this woman is just going to keep bringing up my disciplinary history in an attempt to hurt my reputation, let me address it. Thankfully I have more room to do so in this response. A grievance was filed against me by a client who later regretted it and apologized. It was a workman’s comp case that I took when I first opened my practice in 2016. His reason for filing the grievance against me was fueled by personal matters unrelated to my representation. I had never been disciplined before, so I was unfamiliar with the process and went to the hearing without a lawyer. It cost me dearly. I ended up with a terrible grievance board who penalized me for an excuse I used in a continuance based motion. It was uncharacteristically harsh especially since I had no prior discipline history. I should not have been penalized at all. I had completed my representation of my client. I had gotten him a judgment. I had even helped him with a separate immigration matter. By the time I hired a lawyer it was too late, and I could not continue to fight the grievance for cost related reasons. This is the plight of many solo practitioners who do not have the umbrella of a large firm to protect them. The experience taught me a lot. I have grown from it, and ultimately, I am a better lawyer because of it.

Super Smart and Talented Lawyer!! Highly recommend!!

I hired Daney to resolve a lawsuit that a landlord filed against me for early departure from a lease. My son and I moved out early due to constant harassment and invasion of privacy from a landlord and her thug workers. It was unsafe to live there. Under a time crunch and very stressful condition...s for me including having to address defamatory lies about me, falsehoods about events and false narratives presented from the landlord and her workers, I could not have been in better hands. Daney was able to take in and analyze a lot of information in a short period of time, thoroughly research questions I had, and clearly communicate and advise. She will tirelessly and tenaciously represent you and give you the best outcome possible. I could relax and know she was 100 percent on my side to defend me in the worst situation of being sued by an awful person who was spewing lies about me. My case was effectively negotiated. It never went to trial. I was very pleased with the outcome. I am very grateful that I found Daney. She is an honest, highly knowledgeable professional who really listened, prepared my case without missing a detail, and went the extra mile for me. Highly recommend!!!

This company is unethical.

I called and left a voice message to inquire about services on April 10, 2018, and Daney called me back minutes later and we discussed my situation she agreed with me stating that I had substantial evidence to build a case against my previous landlord. She told me that she would send over the retaine...r agreement the next day and after the retainer agreement was signed and retainer fee was collected; she would draft a letter asking for my full security deposit back from my previous landlord. So when I received the retainer agreement I signed it and hired Daney De La O to settle my tenant vs landlord dispute. Well, almost two months later I have not heard anything, other than a quick question from Daney sent to me roughly two weeks later after I signed the retainer agreement. I've called multiple times and the phone would ring a few times before going to voicemail, sent emails trying to get some sort of update, and I even stop by her office on Blodgett St on May 15th and STILL NOTHING! I have no other choice but take my grievance up to the State Bar of Texas.

I successfully settled this matter for this client and for free. I offered my services for free considering shortly after I was retained by this client, I suffered a personal loss in my family, and had to take a short break from work. This client agreed to remove her reviews, considering everything that I did for her, i.e. she ended up with a wonderful settlement agreement. However, despite her agreement, she failed to remove the reviews.

Professionally relentless and easy to work with.

I highly recommend this firm – choosing a law firm can be such a tedious bourdon because the costs continue to accrue and you never know what you’re going to get until you’re in the middle of a case. I completely trust the owner, Daney. Her staff is extremely professional and easy to work with. My... case was complicated but they were able to dumb it down for me and claim a victory. I was renting an apartment in Montrose and the landlord, Hooshang, was less than accommodating. There were several issues with the property I had not noticed prior to signing the lease. The vintage oven never worked. The dryer only ran cold. I had to live out of a cooler for two months because the vintage refrigerator broke while I was on vacation and he refused to fix it. I had to resurface the tub and sink to get them in operable conditions. I redid all of the baseboards because the house had shifted throughout the years and there were several places where the wood was separating from the plaster creating walking obstructions and painted them in high gloss to resist dusting. I resurfaced all of the walls where patches were incorrectly applied creating very noticeable bulges and repainted them in matte texture to minimize imperfections. I took down the hodgepodge of plastic and metal mini blinds and replaced them with custom fit window dressings for aesthetics but also for insulation. I resurfaced and high gloss painted all of the kitchen cabinets inside and out (I don’t think that had ever been done so they were pretty gross). I spent thousands of dollars and hours to get the apartment in a livable condition. When it came time to renew my lease and still without an oven, I opted to give my 30 day (I actually gave 45 days) notice to vacate. I forwarded the landlord a formal intent to vacate along with my new address to send return my deposit. I received nothing. He vanished and would not reply to any of my emails. That’s when I contacted the De La O Law Firm. We were able to recoup my deposit along with additional damages. I will definitely use their services in the future if needed.

Professional misconduct

This lawyer was disciplined by a state licensing authority in 2022.

Fully Probated Suspension issued in TX, 2022

updated on 08/30/2023

Fully probated suspension means an attorney is technically suspended but may still practice law. The State monitors the lawyer's activities during the suspension to make sure that he or she does not repeat the behavior.

Daney’s comment:

“The case for which this disciplinary history is based is a case that I took when starting my law firm in 2016. It was a worker's compensation case and is not at all related to my primary area of practice (landlord-tenant law). I did everything my client wanted. I did not expect a grievance. I was disciplined for an excuse I included in a continuance based motion. Nothing that affected my client or the case. I was not represented by a lawyer at my hearing, which cost my reputation dearly.”
