Kristan started out ok reviewing the real estate contract, but that was about it. She waited until the very end of the attorney review period to send a response to the seller's attorney, and only when I asked what was happening. She did not keep me informed, and was down to the wire on asking fo...r extensions to the mortgage contingency and closing dates. She would not send me copies of documents. I can't receive faxes and she couldn't send anything through email. Her excuse for late responses was that she was always at closings. She has no back-up at the office. I called her in the office once at the time she told me to call, and she asked me to call back in 5 min. When I called back, she was talking to someone else in the background the entire time. I finally had to replace her, since she didn't respond to a letter for over a week or even acknowledge that she received it. I definitely do NOT recommend Kristan Richards.

I have used Kristan for each of my real estate purchases; distressed properties with complex contracts where time is vital. She was very knowledgeable in the process and helped me out of the most recent contract without issue or penalty. In addition, I use her for estate planning. She helped me with ...an emergency Power of Attorney for my grandparents. She is always responsive, extremely knowledgeable, and in the case of the emergency POA, she was especially accommodating. Kristan gave my family one less thing to worry about during a very difficult time.

We have used Kristan for all of our real estate transactions in Chicago and Oak Park. She was fantastic.
