Navigating the emotional and legal obstacles of losing a home can be overwhelming. My mission is to guide each client to the best possible result for their situation.
If you lost your home (or other property) to a tax foreclosure, it will be sold at a public auction. Often, the property sells for far more than what was owed in taxes (+interest, penalties and fees). You are entitled to the remaining proceeds, (surplus) -- the difference between what the property sold for and the tax debt. I work with former property owners to recover those funds. The process can be challenging and it is lengthy. If critical deadlines are not met, the right to the funds is forfeited . . . forever.
I also work with clients whose home is moving toward a foreclosure sale. We explore the best option for each unique situation. It may be possible to sell the property and protect the equity and your credit; or, we may work to find a private lender to pay off the arrears and extend the time to prepare the home for sale. If your home has already sold at a Sheriff's sale, you still have rights -- for six months following the sale, you have the opportunity to redeem, or buy back, the property!
Additionally, if your home sells at foreclosure for more than was owed, whether by a mortgage loan lender or for unpaid property taxes, you have rights to recover the surplus funds. I offer my services to recover these funds that are rightfully yours.
