Excellent lawyer

Alan was on top of everything, rendering us excellent legal advice and hanging in for a very reasonable fee through what turned out to be a long haul. He answered our concerns promptly and, most important, spared us from what would have been a disastrous move.

Recovered Damages from Sellers

My partner and I were first time home buyers and were deceived by the previous owners of our house. The previous owners completed a master bathroom renovation a few months before selling us the house. The bathroom renovation was performed without permits from the township and did not receive any insp...ections. The sellers deceivingly indicated in the sales contract that permits were obtained and the township deferred inspection. We also we had an inspection performed prior to purchasing the home that did not detect the defects. The bathroom construction defects allowed water from the bathtub to permeate through and leak out of the kitchen ceiling below it. This left the bathroom unusable and was going to cost $8,200 to re-mediate. So I filed a suit against the previous owners in Delaware County small claims court. I contacted Alan through a friend of mine that is a realtor in Center City. My realtor friend highly recommended Alan. Alan took the case and made short work of it. Alan was extremely knowledgeable of PA law, real estate law and court procedure. He was very professional, prompt, kind and managed expectations very well. Alan was very reasonable in his fees compared to some of the other attorneys I had contacted. All of this was important to my partner and I as we have never filed a law suit or been part of any sort of legal matter. Alan won our case for us and we collected $6200. We used the awarded judgement plus some of our own funds to redo the master bath and return it to a functional state. Alan also represented us a few months later in a bogus loan claim with a former acquaintance. The plaintiff's case was without merit and never made it to trial. Alan was ready and had a legal strategy that would have easily won our case. We are very pleased with Alan and he will be our first call if another legal matter should arise. I highly recommend Alan.

A brilliant, competent, and reliable attorney

From the first day we got in touch with Alan to the day we closed on the property, Alan was a class act. He was very thorough, responsive, and gave us great advice. He not only knows the ins and outs of real estate law, he is also a very sharp attorney. He was able to main stream a seller special con...tract in one instance for a property that we didn't close on, as well as regular contract for a property that we ended closing on. He was also able to save us money when he questioned charges that were made on settlement sheet that were not supposed to be there. I will highly and without hesitation recommend using Alan for your real estate transaction. A real super star with a friendly and approachable personality to match his expertise. Extremely satisfied. I will for sure use him again and recommend him to all my friends. Thank you Alan.

I would strongly recommend Alan for real estate law in Philadelphia

Alan Nochumson helped me with obtaining a zoning variance for a commercial property situated very close to a residential neighborhood. Where another obscenely expensive law firm failed, he succeeded! His deep understanding of the field, the people, and the law was very impressive to me, and to top it... off he was a nice person and easy to work with.
