Joshua Adam Butnick

A couple of months ago Joshua Butnick helped me with a case for breach of tenancy. Prior to him I had no guidance and there was no way for me to win this case by myself. He explained to me the situation I was in, helped me gather all the information I needed and helped me win my case. He is a genuine... individual, honest, extremely motivated and was a blessing to my family. Thanks to him we were able to keep our dog, which we’ve had for many years and is a big part of our family. I was given Joshua's contact from my immigration lawyer in Manhattan, who I trust. I ran into an issue with my previous landlord and needed some direction. Over the phone, it became clear that hiring a lawyer was not necessary to for my issue. My son was listed as an occupant on a lease. He had prepaid his rent. His room mate's Mom was listed as the tenant. There was a falling out between the two boys. The Mom moved his room mate out of the apartment and was trying to evict my son from the apartment on 7 days notice. I thought there... would be room to have a rational discussion with the room mate's Mom and peacefully resolve the matter. She refused to communicate so I reached out to Josh for help. I am so grateful for the service that Josh was able to provide. He called me back very shortly after I left a message and spoke to me about this whole thing for about 20 minutes before I even hired him. Josh promptly pulled together a succinct but firm letter to the room mate's Mom. I believe this letter was pivotal in bringing her to the negotiating table, which took a tremendous amount of stress out of the whole situation for me and my son. She came to the table knowing this was all being handled in a serious manner and ended up bending over backwards to accommodate my request, which was simply to refund the prepaid rent and then I would gladly have my son vacate the unit. I think the reason she became so accommodating was because she didn't want to face any other legal repercussions and she knew I had Josh on my side to back it up. As far as I am concerned, the service provided by Josh was all I could ask for and more. I know that I will be reaching out to him again when it comes time to sign my son's next apartment lease.

Mr. Butnick entered the picture when communication broke down between the landlord and myself. He took a seemingly impossible situation to their attorneys and created new dialogue and opportunity which didn't exist previous to his retention. He knew his business thoroughly, didn't exaggerate our odds..., and was honest, persistent and professional. Josh secured a favorable outcome within my means which was better than the situation warranted. I never would have been able to have a good result without his considerable experience.
