When an opportunity to purchase a specific property that checked a lot of our boxes came up, we were very excited. However, because the seller wanted to do a 'for sale by owner' transaction without the involvement of any realtors/brokers, we were also wary as we had only ever purchased/sold propertie...s in the traditional manner, i.e. with the help of a buying agent as well as a listing agent. It did help that the seller was a neighbor of several years whom we trusted, but we decided to give ourselves additional coverage by engaging a real estate lawyer to help us through the process. After finding a few options here, I called and spoke with each of them one by one, including Les Kramsky. While his rate was not the lowest compared to my other options (but still reasonable), I was impressed with him from our conversation as he was clearly knowledgeable and appeared responsive, which certainly inspired confidence. His own real estate broker background/experience was a big plus (and a must for us). Once we formally engaged Les Kramsky, he was there for us every step of the way, helping to review complicated and lengthy real estate documents, articulate his thoughts or concerns when they came up, give strategic pricing negotiation advice, respond to our emailed/telephoned questions/requests in a very timely manner, personally following up with the title company when we started experiencing delays there, and really just navigating us throughout the whole process very smoothly, resulting in us being able to close on the property as originally planned.
