Stuart helped us twice over the period of a few months, a purchase and a sale. For our sale we agreed with the buyer that they are getting the property in "as is" condition, except for major structural, technical, and environmental issues. This fact is also written in our contract. However Stuart informed me that such a clause doesn't really mean much, as one can argue anything is an issue in one of those categories. This was really good advice and before our closing i went through lengths to fix up what I could so as to hand it over in as good a condition as possible. As it turned out during the final walkthrough the buyer did attempt to nit pick some very minor issues.

Since both of us are attorneys (and one of us has been a partner in a large NJ law firms), that doesn't happen easily. I have been an attorney for 30 years. I was in a marriage for over 20 years with two boys, ages 19 and 22.
