David A. Marsocci is a graduate of the University of Massachusetts and Massachusetts School of Law. He was admitted to the Massachusetts bar in 1995 and the New Hampshire bar in 1997. He has a diverse background in real estate law, including land use, municipal law, landlord-tenant, litigation, foreclosure, bankruptcy, and conveyancing.

Attorney Marsocci began his legal career in 1994, clerking for the Presiding Chief Justice of the Land Court in Boston. The Land Court retains exclusive jurisdiction over many land matters including foreclosures, tax disputes, land use issues such as subdivisions, variances, special permits and other various municipality challenges.

Attorney Marsocci then worked for a private attorney in Dedham, where he concentrated his practice in the areas of real estate law, secured transactions and the disposition of probate property.

Attorney Marsocci returned to the public sector with the Neighborhood Legal Services in Lynn, where he acted as counselor and attorney for qualifying low-income participants. His representation included such diverse legal issues as the preservation of supplemental income benefits, landlord-tenant and bankruptcy related matters.

In 1995, Attorney Marsocci accepted an Associate position with Harmon Law Offices, P.C., a large suburban real estate firm in Newton. Attorney Marsocci acted as counsel to numerous banks, mortgage companies and property managers, and he concentrated his practice in the areas of real estate law and creditors' rights.

In 1997 he was promoted to lead Harmon's Landlord/Tenant Department where he was responsible for managing and overseeing the handling of a large volume of pre-litigation and litigation matters. During this time, Attorney Marsocci also authored an article that was published and distributed by an exclusive national network of foreclosure and bankruptcy attorneys. He continued to participate in foreclosures, bankruptcies and real estate-related litigation as well.

Prior to joining Dolan Connly, P.C.. Attorney Marsocci was the principal in Marsocci Law Offices located in Boston, MA, and concentrated his practice in the areas of real estate law, including land use, municipal law, landlord-tenant law, litigation, foreclosure, bankruptcy, and conveyancing.

Attorney Marsocci joined Dolan Connly, P.C. in April of 2002 to manage and oversee the Real Estate Department. His practice continues to be concentrated in the areas of conveyancing, land use, landlord-tenant law, foreclosure, bankruptcy and related litigation.

Attorney Marsocci has authored a number of articles covering a variety of topics including withholding rent, condominium conversions, the homestead act, toxic mold, I.R.C 1031 tax deferred like kind exchanges, nominee trusts and miscellaneous landlord-tenant matters.

Attorney Marsocci has served as the Chairman of the Hull Zoning Board of Appeals and was a member of the Duxbury Zoning Board of Appeals.

Attorney for both selling and buying
Per a recommendation from a friend we reached out to David to represent us in selling and buying our house, and so happy we did. David was very easy to work with, communicated with our realtor and bank clearly. We used a different lawyer with our original purchase years ago, and with we had known about David then. Our house did not score well in the radon test when we first bought, but we did not realize we could/should ask the seller to cover installing a system. Fast forward to selling the same house (with no system), our radon test was high and the buyers wanted us to cover the cost of a mitigation system. David mentioned that we could offer to split the cost instead of covering the full cost and they agreed, so in the end he saved us money on the sale. David represented us at the closing so we did not have to take additional time away to close on the sale. The house we bought was a foreclosure, so not a straightforward sale, but David worked with the bank that owned the house and managed to help make the process go smoothly. I would recommend David to anyone looking for a reliable closing attorney.

A Good Guy To Know
We had a very difficult closing in process. We had a small house on an extra-small seaside lot, with a poorly defined private street and encroachments. David was referred to us by our realtor as somebody who could help us get all of the problems resolved. And that he did. Beyond that, we formed a partnership with David. He suggested situations where we could make the calls and do some of the leg work, which helped keep the legal fees from growing too quickly. I feel he really tries to do what is best for the client first. Plus, David is a great guy, genuinely great to work with.

Outstanding Attorney
David Marsocci of Dolan Connly, P.C. has helped my family with the purchase of 3 properties in Boston. Every transaction has gone smoothly with his guidance and knowledge. I am also a real estate agent and have recommended him numerous times with reliable results. There is no one else that I would entrust with the legal responsibilities in the selling or purchasing of real estate.

Excellent attorney
I had the need for an attorney to help me through a land dispute. Never a good thing to need a lawyer but if you do I cannot say enough about the law firm of Dolan Connly. They stood out over the three firms I spoke to before selecting their Attorney David Marsocci. His knowledge of how land court works and what to expect were right on. Calls were always returned promptly and I was always kept well informed on our case. Very professional law firm.

Great Real Estate Attorney
We have used David Marsocci for multiple real estate transactions and he has always been professional, responsive, and helpful. In our most recent transaction (a house purchase) a major issue came up one week prior to closing and David went above and beyond to solve it so that we could close on time.
