As a founding member of Chester & Shein, P.C., David Shein brings more than 25 years of substantive legal and business experience to the representation of the firm’s clients.  David focuses on the representation of established and emerging companies in all facets of real estate acquisition, development and financing, including development planning and entitlement, venture formation, due diligence, strategic business planning, capital acquisition and financing, complex contract negotiations and mergers and acquisitions. 


 


Formerly the President and CEO of a successful software development and data management company offering leading edge technology services to more than 40 financial institutions around the globe, David offers his clients an in-depth understanding, not only of their legal issues, but also their business planning and financial concerns.  By combining his business experience with his background in negotiating and implementing complex transactions and drafting related documentation, David provides a higher level of representation through his awareness and understanding of both the legal and business aspects and requirements of each transaction.


 


In the areas of real estate and commercial financing, David represents both public and privately held companies in complex multi-state transactions involving asset acquisition, development and specialized equity and non-equity financing formats, include securitized credit and related facilities. David’s experience includes the acquisition, development, leasing, financing and/or sale of shopping centers, master planned communities, resort properties, office buildings and residential developments.  In addition to representing clients in connection with core real estate, real estate development and related finance and M&A activities, David handles a wide range of real estate related matters including commercial leasing, low income housing (Section 42) tax credit transactions and Section 1031 exchanges. David and his team closed more than $500,000,000.00 in real estate and real estate financing transactions 2007 (with similar amounts in previous years).  


 


David earned a Bachelor of Science degree in Business Administration (with honors) from the University of Arizona in 1984, with a double major in accounting and corporate finance.  He graduated from Arizona State University College of Law (cum laude) in 1987.  David is a Real Estate Specialist, certified by the State Bar of Arizona – Board of Legal Specialization and holds the highest rating (AV) from the Martindale-Hubbell attorney rating service.  David is also a Judge Pro Tem of the Maricopa County Superior Court and a Member of the Arizona State Bar Board of Legal Specialization.
