The first time I hired him to do a real estate closing I was happy with the results and fees. When I hired him a few months later to do a similar transation on the exact same properties I tried to get him to commit to a similar fee, or lower based on his knowledge of the properties. He was evasive. He failed to get the transaction closed on the target date and when he estimated his final fees he was over twice as high as the first transaction. The next day he made a fee change and ended up four times the original fee and he knew I hired him only because of his performance and fees charged on the first transaction.
