Although I am an experienced real estate agent, when it came to purchasing my own home, my wife and I turned to Sam for assistance. The City told me that I didn't need a permit to remove a diseased tree that threatened my home and personal safety. After the tree was removed, a neighbor complained and the City issued me a code violation for removing the tree without a permit and imposed a $23,000 fine! I was terrified. After tr...ying to resolve the matter on my own, I realized that I was outmatched. The City seemed determined to make a public example out of me. When I called Sam, he made the critical decision to begin working on my case the very same day. In doing so, he discovered that I had contacted him on the last day to appeal the Notice. Sam immediately dropped everything, drafted an appeal, and personally drove it to the City to ensure that it was timely filed. Ultimately, it was the City that was outmatched. Sam successfully persuaded the City to withdraw the notice and fine. I found Sam to be incredibly responsive, competent, affordable, and above all, very effective.

I manage approximately 15 acres of urban, commercial property in the greater Seattle area. Sam represented us in our local jurisdiction's development and adoption of a new Shoreline Master Program. When we retained Sam, the Program was nearing completion, and the draft under consideration by the lo...cal jurisdiction severely threatened the viability of future commercial development of our property. Sam provided excellent representation in recommending and drafting proposed amendments to the Program. He had an expert ability to deal with the personalities involved and, more importantly, was able to persuade the legislative body to adopt his proposed amendments. Negotiations with the local jurisdiction had essentially stalled until Sam became involved. He got things moving again and saw them through over the course of several months to a much better solution. Thanks to Sam, the Program that was adopted preserved millions of dollars of development potential on our commercial property, while at the same time meeting the stringent regulatory requirements of the Shoreline Management Act.
