Strategic, Thorough, Sharp Legal Mind, and best of all Personable!

Sam like many good lawyers possesses a deep understanding of real estate transaction, land use, and zoning laws. Where Sam stood out, in my opinion, was the ability to navigate hostile relationships to find a common ground from which a settlement could be built upon. This prevented my case (in which ...I was a defendant to an adverse possession lawsuit) from going to trial and costing everyone more money and my project more time to completion. Mr. Rodabough masterfully analyzed competing viewpoints and underlying motives to provide sound counsel in our case. Furthermore, Mr. Rodabough understood the real estate transaction and law so intricately that he was able to uncover key recommendations that many other lawyers that reviewed our case failed to either understand or mention. In hindsight, it was these recommendations in the end that helped settle our case pre-trial, plus of course the hard work and perseverance of Mr. Rodabough's efforts! I would hands down recommend Mr. Rodabough to anyone looking for a personable, legal expert that excels at conflict resolution and does not stop working until a favorable result is reached.

The Best Adverse Possession, Real Estate and Land Attorney in WA & King County

Look no further, you have found the BEST attorney for land disputes in WA state. We had a nightmare of a problem with the empty lot we purchased in our neighborhood. The previous owners were using the property like a backyard and clearly did not exactly know their property line when they sold us the ...property. When we went to build a house, we had a survey done and found that the neighbor on the other side had decks, two sets of stairs and several plants. They held us hostage for two years suing the city, threatening us to keep us from getting permitted. This was all to build our home to raise our two children. Sam came to the rescue from day 1. We interviewed 20+ lawyers and by far Sam stood out from the rest of them. The case was very complicated and all the different land laws and approaches. At the end of our case, we ended up with more land than we every expected, did not have to pay any legal fees (long story here as well because we didn't know the owner who sold us the lot of legally liable) and we get to build our dream home to raise our toddler and 8 month old daughter. It was a long journey, and we never imagined laws where neighbors can legally steal land existed. Sam is beyond trustworthy, fair, helpful and 100% the person you want in your court! Hire him immediately!

Getting to know Sam

To all the AVVO users that scrutinize reviews - THIS is for you. I recently found myself embroiled in a real estate issue which is costing me thousands of dollars. Like many of you on this website, the process is difficult, confusing, and there is not a lot of direction for us other than to get on ...AVVO.com, and search for an attorney. That is why the detail, consistency, and accuracy of attorney reviews are SO critical in making the right choice - especially if you’ve had a bad experience with an attorney in the past. Here is what I can say about Sam: 1 - Out of ALL the Real Estate attorneys that I reached out to on this site, he is the ONLY one that responded immediately and also followed up with me all week long. 2 - He consulted with me about my issue and gave me the requisite time in order to fully understand what was happening. 3 - His initial review, overall assessment, and potential action items moving forward were clear, concise, reasonable, and honest. Sam had lived up to every review that had been written about him - in the course of my first two communications with him. This is one of the biggest reasons why I have retained Sam and selected him to work with me on my real estate matter. Top notch all around...and I will keep you posted moving forward.

Top-drawer lawyer

A city granted preliminary approval to a short plat that I had applied for. A nearby property owner appealed the city’s approval. This required all three parties—the appellant, the city, and I—to brief motions, identify witnesses and exhibits, and participate in an evidentiary hearing (similar to a c...ivil trial). I hired Sam to represent me in this process. I was thoroughly impressed with Sam in every way. To me, he looks (and is) young, but he has legal judgment and trial talents well beyond his years. Sam is quick to understand the issues, the motives, the hurdles, and the strong and weak points of arguments. He is a skilled writer. He is gifted at getting to the point during oral examination, cross-examination, and argument. Perhaps Sam’s greatest strength is that he is honest in written and oral arguments. When Sam argues for a result based on certain evidence and case law, his characterization of the evidence and case law is accurate and real. This is a trait that, regrettably, is not shared by all lawyers (or non-lawyers). I appreciate it greatly. As a mostly retired litigator myself, I recommend Sam without qualification.

We first contacted Sam when a neighbor brought up what he felt was a dispute over fencing/boundaries as we were getting ready to close the sale of our home within a few days. Considering the timing of his dispute, there seemed to be underlying motivations and we were concerned about the possibility ...of the home sale being disrupted. We contacted Sam initially for a consultation. Due to my urgent email, he called me back immediately (on a Sunday night which was unexpected but so appreciated) to listen and offer advice. He was attentive and so helpful in easing our mind about the situation. Since there was no actual "legal" complaint, we thought we would be able to close our house without issue but felt grateful for Sam's willingness to spend his time to consult with us immediately on a weekend without any obligation. The next day, the neighbor decided to escalate the situation by telling us to contact his attorney in regards to his desire to seek compensation over a fence that he constructed on his property over 3 years prior as well as settling the supposed boundary dispute. So we contacted Sam and again his response was immediate. Even though his schedule was packed as it was the beginning of the week and he had court obligations, he still made the time in his schedule to come to our home and walk us through the next steps of the process due to the pressing nature of our situation as the closing of our home was within days. For these reasons, we had no doubt that we wanted Sam's representation to help us through this unfortunate situation. He was thorough, practical and extremely knowledgeable about everything related to property line disputes, fence issues as well as the worse case scenario of possible disruption in our home sale. Without the help and advice of Sam, we would have been stressed and uncertain about our legal rights and standing. He was able to clearly identify all the issues and potential issues and help us close our home sale with peace of mind knowing where we stand. We highly recommend Sam for his knowledge and advice as well as his constant availability when we needed him!!
