A good and loyal attorney

I have known and worked with Sharonrose since the mid-1980's. Sharonrose is a good trial attorney with extensive courtroom experience. She is personable and gets along well with judges and the courtroom personnel. Sharonrose worked as my associate for a few years and we tried at least one case... together regarding a failed real estate transaction. She examined the opposing party and did a good job. Most recently she has assisted me in an execution sale of real estate.

When a residential lot purchase goes terribly wrong

My wife and I purchased a lot, built and sold a house on the Peninsula and were ready to do it all over again in the South Bay. After months of looking we settled on the last lot in a development in Morgan Hill. The lot had been advertised as "All Permits Done - Ready to Build" so after doing our d...ue diligence we went ahead and purchased it. We hired a designer and submitted our house plans to the Morgan Hill Building Department. Our permits were put on hold because there was an inconsistency in the Seismic Report that we had received from the seller, and had submitted with our plans. We hired our own seismic engineers and redid the report only to find there was an earthquake fault running right through the middle of the lot, which when you factored in the setbacks made the lot unbuildable. Since we couldn't build on the lot it was worthless to us, so we asked the seller to rescind the contract and return our purchase monies. He flatly refused saying he had sold the lot to us "as is". At that point we knew we would have to go through mediation and binding arbitration to get our money back. Sharonrose was recommended to me by my brother, who was a sitting Judge in Santa Clara County. She investigated what had happened and felt we had a good chance of winning. For months we gathered evidence and put together our case, which included deposing witnesses who were involved in purchase. We first went into mediation hoping to strike some kind of deal with the seller, but he flatly refused to negotiate. We then went into binding arbitration and had to present our case in front of a retired judge. The seller, of course, had his own lawyers and Sharonrose argued our case aggressively. We felt justice was on our side, but you never know how these things are going to turn out. A few weeks after we finished we were notified of the decision. The judge had sided with us, although our request for the seller to pay our attorney's fees wasn't allowed. Nevertheless we were excited to know we were going to get our money back on a lot that was deemed unbuildable. The sellers “as is” defense did not hold up given how the lot was advertised. We felt that we had been deceived by the seller, whether intentionally or not. Sharonrose and her team did an amazing job guiding us through the entire process. Neither my wife nor I had ever been in arbitration before and didn't understand how it all worked. Her expertise on the subject matter, and on legal proceedings in general, made sure we presented the strongest case possible to the judge. I can't imagine having to go through this by myself or even with another attorney. I would strongly recommend Sharonrose and her team in any legal matter someone may have.

She is one of the best and honest attorneys out there. She can handle any cases. When she won my yearlong case, plaintiffs’ attorney acknowledge how professional and though Sharon rose was.
