It was my good fortune to work with Jonas Grant. I am the managing partner of a group who has owned an interest in a commercial property on the west side of L.A. for 39 years. We went through a 24 month process, and series of contracts; including a zoning use change, approval of the use change by the the other building owners, and a mandatory 30-day, right-of-first-refusal option period for the existing owners to match our buyer's offer; in order to conclude the sale of our interests, including our master lease to our section of the property, to our substantial tenant of almost 9 years. It was a rigorous and complex set of conditions, and Jonas was attentive to all facets of the transaction. His direct style, and thoughtful responses in addressing issues put me at ease, and helped us to understand the best way forward. After making revisions to the buyer's Letter of Intent, by better defining the conditions, Jonas constructed an effective and cohesive Sale-Purchase agreement. He was an excellent counsel through the extended contract formulation process; in issuing the Transfer Notice option to the owners, including outside of the U.S.; and especially in monitoring a complicated Escrow. His counterpart was a veteran real estate attorney, and Jonas kept the exchanges on track and productive. Finally, his billing was clean, decipherable, and more than fair.
