I've worked with Jonas for over 12 years on getting life and materials rights from multiple parties for a true crime, nonfiction book. He structured and tailored each contact for specific needs. Jonas has been my lawyer for almost ten years. He has overseen all legal aspects of two business, one an S-corporation, the other a LLC. It was my good fortune to work with Jonas Grant. I am the managing partner of a group who has owned an interest in a commercial property on the west side of L.A. for 39 years. We went through a 24 month process, and series of contracts; including a zoning use change, approval of the use change by the... the other building owners, and a mandatory 30-day, right-of-first-refusal option period for the existing owners to match our buyer's offer; in order to conclude the sale of our interests, including our master lease to our section of the property, to our substantial tenant of almost 9 years. It was a rigorous and complex set of conditions, and Jonas was attentive to all facets of the transaction. His direct style, and thoughtful responses in addressing issues put me at ease, and helped us to understand the best way forward. After making revisions to the buyer's Letter of Intent, by better defining the conditions, Jonas constructed an effective and cohesive Sale-Purchase agreement. He was an excellent counsel through the extended contract formulation process; in issuing the Transfer Notice option to the owners, including outside of the U.S.; and especially in monitoring a complicated Escrow. His counterpart was a veteran real estate attorney, and Jonas kept the exchanges on track and productive. Finally, his billing was clean, decipherable, and more than fair. I am an Australian citizen that recently expanded my business to the U.S. As a result, I needed to apply for an LLC setup, acquire an EIN number, Reseller's permit etc. I was somewhat hesitant to deal with a lawyer I hadn't met, so I emailed at least 15 LA lawyers, read their reviews and contacted... them all to see what response I received. Out of all of them, Jonas's response was by far the best, in that he was detailed and it just got better from there. Jonas was always quick to respond, and was detailed and informative in all correspondance. He outlined his fees clearly, and he stuck to those prices throughout!! For a lawyer, this is a rarity (in my experience) and I was impressed. I travelled to the U.S. to sign paperwork and apply for various licenses, and Jonas was accommodating and helpful, and went above and beyond when I encountered a few hurdles. Business is now running well and Jonas continues to be a great assistance. I cannot recommend him highly enough. I honestly believe he is a rarity, in that he is a lawyer that is up front, concise, friendly and honest (sounds awful to say that's rare, but I've dealt with some BAD lawyers!!).
