I'm an experienced investor with 19 SF rentals and 1,000+ MF units, but had never done a non-traditional purchase. The Lonergan Law team was able to guide us through issues and unfamiliar parts of this non-traditional transaction…identifying the “true” sales price on “subject to” transaction for sales contract, handling of large pending insurance claim proceeds, handling of Seller’s unknown 2nd mortgage, handling HOA lien, Seller move-out & possession (that I had not thought of), release of Seller funds and funding the deal, and a last minute “single” seller who magically was actually “married”.
