This review reflects my personal experience and information available through public records of Porto Bellagio Condo Association where I am an elected director as of 11/25/2025. As a condominium director, I interacted with Attorney C. Mark Reed and the firm Valancy Holodak & Reed on multiple matte...rs. Unfortunately, my experience raised several serious concerns about professionalism and reliability. 1. Public Bar Records Showing “Not Eligible to Practice Law in Florida” and "Delinquent" According to The Florida Bar’s website, Attorney Reed appeared as “Delinquent” and “Not Eligible to Practice Law in Florida” in 2022, during a period when he was involved in legal matters for our Association. This record raised legitimate concerns for me as a director who relies on licensed counsel. 2. Refusal to Provide Lawful Records Access In my experience, Attorney Reed repeatedly refused access to official association records that directors are legally entitled to under Florida Statute 718. Only after another attorney intervened were the records eventually released, demonstrating that the original refusals were improper. 3. Involvement in Election-Season “Demand Letters” During our Association’s election period, Attorney Reed sent baseless demand letters directed at me as a sitting director, letters that lacked any clear legal basis. To me, it appeared he allowed himself to be weaponized by election opponents to influence internal politics. This behavior undermined confidence in the neutrality expected of legal counsel serving a condominium association. Overall Impression Based on my documented experience, I cannot recommend Attorney Reed of Valancy Holodak & Reed for Association legal work. I found the approach inconsistent, adversarial, and, in several instances, corrected only after challenge by outside counsel. I encourage any board member or manager considering this firm to review the public Bar records.

He knew a lot, and was a good person. I have used him multiple times over several years, and he has never "changed" his number as I just read in another review, in fact, he gave me his cell number. He was very competent in real estate, and association law matters. And also assisted me with some tick...et matters with great results.

After paying the lawyer for taking the case, he moved and changed his number without telling us and we had to hunt him down, taking 3 days to find him...when I needed him the most. He does not stay in one place for long and is horrible in communicating with his clients. It was my first offense in my... entire life, and being nervous, I was not picking up many warning signs that I picked the wrong lawyer for my case. After all the dust settled when I reflected back, I feel he did me more harm than good. As a criminal lawyer he wasn't good, however I cant speak for other types of law he practices. The fact he moved around a lot is a reason for concern.
